Expired Listings-I have paid a lot of money over the years to "real estate coaches" that promise to increase business working with expired listings, FSBO's etc. and the one common theme they all seem to have with expired listings is "if you can't convince a seller to reduce thier price by at least 10% then don't even bother taking the listing". My experience with expired listings is a little bit different and if you market to expired listings or you have a home that has expired you may want to take a good look at how the property was marketed.

The past 3 days I have had the pleasure of spending time 24/7 with one of my sons. He is 18 and starting his first year of college at Colorado State University in Ft. Collins, CO. He will be my 2nd son to attend this great institution, the first graduated in May of 09 from the engineering department. I love being on college campuses, especially at the start of the year, so much young excitement and enthusiasm, it makes you feel younger just walking across campus. I have had more years than I would like to admit of retail managment experience and I understand the $9.99 mentality in retail, however I do not understand this mentality when listing a home for sale. Every day I see listings that are priced at $199,999.00 or $399,999.00 etc. WHY!!!
Does it really appear to be less expensive, or is this exactly the price you expect to get on the house and hope that a buyer is looking to save a dollar? Heres my two cents, which might bump the price up to where it should be.
