Expired Listings- Price may not be the reason your home did not sell - 08/30/10 12:25 PM
Expired Listings-I have paid a lot of money over the years to "real estate coaches" that promise to increase business working with expired listings, FSBO's etc. and the one common theme they all seem to have with expired listings is "if you can't convince a seller to reduce thier price by at least 10% then don't even bother taking the listing". My experience with expired listings is a little bit different and if you market to expired listings or you have a home that has expired you may want to take a good look at how the property was marketed. The Streets of Southglenn is celebrating it's one year Anniversary today with many fun activities for the whole family. The Streets of Southglenn have hosted concerts in the park and have opened over 60 retail outlets since opening last year. The area has become a habit for many of the local residents that enjoy fine dining, libraries, a good movie, many great coffeee shops an bakeries as well as Whole Foods. We take pride in really listening to our buyers- Earlier this year we were asked by the son of one of our neighbors if we had time to answer a real estate related question. Absolutely! we responded. The question was "we are currently working with an agent to buy a house but she keeps showing us houses that either do not match our needs or that are not in our preferred area" My first response was "why not" followed closely by, "we would be happy to answer basic questions about real estate but because you are currently under contract with another (3 comments)

"We were referred to Win-Win Realty by good friends of ours once we knew that we were relocating to Colorado and were going to purchase a home. Our window to look for a house was VERY small - 2.5 days roughly to look around and see what we liked the best for what we were looking for. Both John and Jennifer were great - drove us all over the place, made last minute appointments for showings and knew what we were looking for. The past 3 days I have had the pleasure of spending time 24/7 with one of my sons. He is 18 and starting his first year of college at Colorado State University in Ft. Collins, CO. He will be my 2nd son to attend this great institution, the first graduated in May of 09 from the engineering department. I love being on college campuses, especially at the start of the year, so much young excitement and enthusiasm, it makes you feel younger just walking across campus. The food on campus has improved tremendously from when I went to college, mongolian grill, (3 comments)

Colorado Golf Living- Pradera I have had the good fortune to play many of the 250+ golf courses in Colorado and have had the pleasure of playing a handful of Jim Engh's golf courses, I have to say Pradera is one of my favorites. Jim Engh designed courses always add an element of fun that you do not find on many courses, they are memorable, unique and you could play the same course 50 times and find a new characteristic each time you play. Homes in the neighborhood have sold as high as $567K, and most of the homes are in the $400K range. If a home has all of the following features it can definitely demand a high price tag, mountain views, cul-de-sac, remodeled, updated, backing to greenbelt or the canal. Are you missing buyers when "retail" pricing your home - 08/03/10 03:56 PM
I have had more years than I would like to admit of retail managment experience and I understand the $9.99 mentality in retail, however I do not understand this mentality when listing a home for sale. Every day I see listings that are priced at $199,999.00 or $399,999.00 etc. WHY!!! Does it really appear to be less expensive, or is this exactly the price you expect to get on the house and hope that a buyer is looking to save a dollar? Heres my two cents, which might bump the price up to where it should be. We are marketing our (4 comments)
