Have I mentioned how much I love referrals?- I was just listening to a song from a movie my family is watching in another room "Diamonds are a Girls best friend" and I was thinking how How "Referrals are an agents best friend." My wife and I spent the day with a wonderful couple that were referred to us from another agent that found us on ActiveRain. We were out most of the day today and I will spend tomorrow with them as well, getting them acclimated to the suburbs surrounding Denver. A post similar to this was placed on Linkedin a couple weeks before Christmas, since the Holidays the response has been unbelievable, entire offices are signing up for the no-cost beta program for referrals from agents leaving the industry. Enough is enough- Know when to hang up the license. How do you know when you have had enough, easy answer is if you spent more than you made, you should probably consider making a quick exit, if it has been a while since you have been to a closing table you may want to call it a day. If you have a full time job and do not have time for any real estate clients, it may be time to for you to rethink about selling real estate.

I have been issued a challenge, to help as many agents in 2011 as possible. For the past couple years I have been part of a nationwide referral network that benefits agents at any stage of their careers, see if one of the following describes you or someone you know- Managing brokers benefit by keeping transactions in their office even though their agent population may be shrinking Active and/or new agents that want more business benefit by learning how to build ongoing referrals, not "leads", but actual referrals from buyers and sellers that are ready to move. I would rather have one referral than 100 leads!!! First let me explain the difference- A referral is an actual client that has been qualified by another person, many times another real estate agent, as someone who is going to be buying or selling and needs help. The referring party is unable to help so they seek out a competent agent to refer this client to. If both parties are licensed a referral fee is offered to the agent that referred the client and everyone is happy, especially the client who was given a qualified professional to help them with their (14 comments)

Where does your business come from?- I recently interviewed for the managing broker position of a nationally known real estate company and one of the things they asked me to provide was a list of all my past business? I figured this would be relatively simple to compile, however our MLS does not keep records beyond 3 years, so I will need to go through boxes of closed files to to account for everyone. I decided to go with the list of names in my Outlook first where I keep pretty accurate records of clients and transactions etc. unfortunately I did not (8 comments)

"We were referred to Win-Win Realty by good friends of ours once we knew that we were relocating to Colorado and were going to purchase a home. Our window to look for a house was VERY small - 2.5 days roughly to look around and see what we liked the best for what we were looking for. Both John and Jennifer were great - drove us all over the place, made last minute appointments for showings and knew what we were looking for. I have been on AR for the past 2 years, reading, learning, blogging a little and trying to find where my company fits in. When I started on ActiveRain, my intention was to meet as many realtors, brokers and agents as possible to spread the word about our unique real estate company. At first I blogged about our company as much as possible, and then I started to comment on everyone elses blogs about my company, basically just puking to everyone, that was not a very good approach either.Then I started to read other blogs to see how best to approach this new medium. Agents are leaving the industry in alarming numbers, as many as 42% of all real estate professionals nationwide are on inactive status or leaving the industry, and when the numbers of real estate licensees in Colorado exceed 53,000, the exodus from the industry is staggering.
