Have you tried to sell your home in the past 2-5 years without success? If you had your home on the market more than 12 months ago and were told by buyers and agent feedback, that "the home was lovely, but my buyers prefer a better location" or "everything is perfect except for that street behind the house" or perhaps, "nicest home I have shown, too bad the power lines are visible from the back yard". I'm thinking of going on a permanent vacation! - because every time I leave for one all my fence sitters decide that it's time to get off the fence. Record Heat in Denver slows real estate to a crawl - Fortunately anyone that has been here for any length of time knows that these heat waves are only temporary and soon we will be enjoying the cool crisp evenings on the patio again, and some will even want to bring a sweater. But for now, we are in record setting territory - 5 straight days of 100 plus temperatures including yesterdays all time record tying high of 105. I remember years ago when I owned a retail sporting goods store, we had a similar heat wave and nobody was out (7 comments)

Feedback is critical- From everyone's perspective - I just filled out a feedback request from an agent, I had sent feedback the day after showing the home, but it was for one of those automated feedback request forms that really does not get the true feedback, I am including the actual follow up request as well as the conversation, I really believe that having feedback helps the listing agent (my wife Jennifer is the buyers agent): Jennifer, could you please take a moment and think back to Saturday? A survey to those that Know me, Like me, trust me, but did/no not use me! - Over the years I have been very fortunate to create a business that allows me to spend time with my family, help others through the emotional process of buying and selling a home and meet many new friends. I have always asked after the process when working with clients, how I may have improved my services, how were the vendors that I referred to you (this is a critical question to ask your clients, because this is the number one biggest reflection on you). A Picture is worth a thousand words or You only have one shot at making a first impression! - I see this over and over and over again and I still do not understand it, everyone knows that you only get one shot at making that first impression, and yet agents continue to list a home, go on and on describing in great detail how fabulous the home is and yet they do not upload any photos when they activate the listing. Apparently they are not really working in their clients best interest. I primarily work with buyers and I see (3 comments)

Reason #129 why I love real estate- My wife, and business partner was recently asked at her gym if she was in real estate, which led to a conversation that went something like this, "my husband and I have found the perfect house, a couple issues that may present a problem, 1st this home is not on the market, 2nd our home is not on the market, and 3rd, we do not want to sell our home if we can not buy this home" "OK, I think we can help" Jennifer says and comes home to tell me about the predicament, (2 comments)

Why is your home on the market if you wont let us in? As a buyers agent I am always amazed when I call to schedule showings and almost 1 in 10 replies with, sorry no showings during that time, or can you tighten your window, or can you come back next weekend. I am sorry but many times I am working with buyers that are relocating and we only have a couple days to find them "the" house. These are qualified buyers that can close in 30 days or less and your home has been on the market for 5 (53 comments)

Never Give Up- Finally, 3 1/2 years after they moved out they sold the house. No it was not listed for 3 1/2 years, however, it took just over 3 years to make the decision to actually put the home on the market. It was a tough and difficult decision for the homeowners. The sellers purchased a loft a couple miles away near the Light rail station so they could get rid of many of the nuances of owning a home, as opposed to owning a condo. ie, no lawn to tend to, no painting, no maintenance what-so-ever.
