I have 14 of my listings set up with my new text messaging feature!  If you couldn't tell by my excessive blogging, I'm pretty excited about it!  My signs cost me $23.00 each & the service is $.30 per inquiry. 
I expect this to be a great listing tool as well as another avenue to capture leads of qualified buyers/texters. It's cold, but active in this Boise Real Estate Market!

Text Messaging... Who Doesn't do it? - 11/25/07 08:00 PM
There I am in church this morning & the pastor says something about the "young people" texting... That's what the "young people" do.
Then he followed up with asking how many people over the age of 50 use text messaging..  Whew... I'm only 43, so I guess I'm still a young person!
I blogged earlier on the new service that I am providing for my sellers, where a prospective buyer can drive up to a property & send a text message request & receive instant information (via text) on their cell phone.

I've gotten hooked on YouTube lately & I have embedded one video clip of a house I have listed onto my web site.
I'm just looking for other ideas that maybe some of you have used for video presentations on your web site. Maybe you have a personal bio or promo video.  anything unique; I'm just looking for ideas to help better sell Idaho Real Estate here in the Boise Real Estate market.

Paying your Broker less money every month! - 11/25/07 07:01 PM
We have a menu of services, price list, whatever you want to call it, that allows each of our agents to pay a monthly fee (management fee, desk fee) and then they get to keep ALL of their commission dollars.
It amazes me that more agents don't take advantage of this, rather than being on a "split". We figure if someone sells 8 homes a year, at our current average sales price of $185,000, they should be above even with their monthly desk fees, franchise fees & shared office expenses. this of course is in comparison with a typical 70/30 or 80/20 … (1 comments)

Preview of Homes- Idaho Real Estate - 11/22/07 09:01 PM
Here in the Boise Real Estate Market, we have a company called Fitzsimmons Media which produces a weekly TV show highlighting Homes for sale in the Treasure Valley.
The cost is about $85 for each video production and broadcast. The show is put together quite well. The videography is high quality, the narration is professional, but the results are questionable.
I often times will order a production video on larger listings or maybe high-maintenace listings (sellers), but typically, the show does not produce any leads or incoming calls.
However, just recently, the company has e-mailed me a .wmv file for two recent broadcasts. … (1 comments)

About 8 or 9 years ago, I purchased several "Talking House" Radio Broadcasters to use in selling Idaho Real Estate.  I have used them on several listings and really unaware of the public's reception.
I mostly included recorded messages that are basic information about the home for sale and on occasion, I would include some humorous messages (maybe they were simply cheezy)..
Anyway, I'm curious to know if any of you use the Talking House System and if so, how does it work for you? I'm always looking for ideas to help market my homes as well as myself.

Idaho Foreclosure Properties - 11/22/07 06:46 PM
As a service of our local Title & Escrow Company, they provide to me a list of the upcoming foreclosure sales. Whether the sale will take place or not, the seller's have been served with a delinquent notice and foreclosure procedings are underway.
many times the seller is able to bring the debt current or sometimes the sale is held up by a bankruptcy.
In any case, I have been able to compile this list & provide it the public, easier than watching the papers or culling through county records.  Buyers can simply view a list of Idaho Foreclosures on www.sellidaho.com.

Football is a huge part of today's Thanksgiving holiday!  Friday will bring an interesting game of College Football: Boise State Broncos vs. Hawaii Warriors.
BSU, Boise State University is on a very fine piece of real estate in Boise Idaho! A state institution who has been blessed with Coach Peterson!  Hoping for another BCS bowl game this season, BSU is a team to watch!

Good & Bad of being at the top - 11/22/07 06:32 PM
I have been working diligently on strategic methods to have my web site placed at the top of Google for the search term: Idaho Real Estate. I've been working on Boise Real Estate as my next target. 
Today, my site crashed with a server overload. Apparently there are bad web crawlers that somewhat "spam" your site, searching for e-mail addresses & information, for whatever reason & they have flooded my site with empty inquiries.  It's great being number one...but it's more important to be!
Have any of you experienced anything similar to this?

I'm just getting this up and going, but for those of you who haven't heard about this service!  I think it will be awesome & something that is "cutting edge" for our industry.

If you have never checked out "googlefight.com" it's kind of fun & be careful, it becomes addictive too!  Just check out www.googlefight.com and type in anything vs. anything & it will show you the number of associated items on the WWW for each.  For instance:  Ford vs. Chevrolet, or REMAX vs. Coldwell Banker.  It's more or less a popularity contest, but it's kind of fun when you type in things like "my dad vs. your dad".
