What's It Worth? - 06/30/09 11:20 AM
"This house is only worth $245,759 according to the tax appraisal. So why is the seller trying to get me to pay $266,000?" This is not an uncommon question asked by clients as they go through the process of conducting their due diligence. If I can work with them early in their seach, I can reduce the concern about value, worth, and asking price-offer price. The determination of value or worth is not an exact science but we do have ways to evaluate. Property Tax Value The tax assessor knows the initial value of a new house based on the

Timberwood Park, Practice Your Golf - 06/29/09 02:15 PM
It's a small course, with a few holes and some practice putting greens, but you can't beat the cost if you own property in Timberwood Park. The superintendent keeps the course in good repair. Not a bad way to keep your game sharp for your regular game.

Realtor or New Home Sales Counselor-Who's Got Your Back? - 06/29/09 08:30 AM
Realtor or New Home Sales Counselor -Who's Got Your Back? Since I am a Realtor®, one could assume this post could be based on self-interest only. But let me explain my point-of-view and see if you agree. In every real estate transaction, the objectives of the parties differ. The seller usually wants to make as much profit (or loose as little as possible) on the transaction as possible. The buyers wants to only pay as much as is necessary to secure the property, and not one cent more. Each party should have professional representation whose job is to get the best arrangement possible

Acronym Decoder Ring - 06/17/09 09:46 PM
Every industry uses some sort of shortcut language or jargon to simplify communications. Instant Messaging (IM) and texting use shortcuts too. Of course, if you are not in that industry or group, the shortcut may not be very meaningful to you. Why is it taking my loan so freaking long to close? - 06/15/09 07:02 AM
The following post is by a loan officer in PA. Sometimes, transactions are delayed for one reason or another. This loan officer gives some explanation as to what maybe happening and why loan officers really does want your transaction to close on time. Via Jason Sardi, Mortgage Banker (FHA-VA-USDA-Conventional-Pennsylvania Loans): Before I attempt to answer that question, interested readers should know something. I am a loan officer by trade. That's what they call us. I don't particularly like that title, but what's in a name? I don't get paid an hourly wage or a salary. If I don't close loans, I don't make

38th Annual Texas Folklife Festival - 06/12/09 02:08 PM
I think one of the coolest cultural venues in San Antonio is the Institute of Texas Cultures. Located in downtown San Antonio, and run by the University of Texas-San Antonio, it houses a great deal of information about the history and growth of Texas. This weekend, the Institute conducts its 38th Annual Texas Folklife Festival. Its a great celebration of the people who migrated to Texas and made this one of the great places to live and work. Wayne has an active real estate practice in San Antonio helping buyers and sellers. Search for properties on his website or call for

Beauty Is In the Eye of the Beholder - 06/07/09 07:22 PM
When I help sellers, I urge them to organize the rooms and declutter the house. Three primary reasons for this: House looks better in the photos House shows better Shows buyers the available space, and well-cared for nature of the house Surprisingly, not every seller agrees with the need to declutter. In fact, some sellers are proud to display items or collections of things that may even be objectionable to potential buyers. I think the less is more approach is best for getting a house sold. Although a man's (or woman's) house is their castle, what we have in the castle varies from person to person.
