wayne johnson blog san antonio: Buyer's Remorse-How to Lessen The Panic - 05/29/11 03:44 AM
Have you ever purchased something that you thought was a really outstanding buy? Then maybe you took it home, or told some of your friends about your great find, and your friends told you what a dumb-a-- you were for buying whatever it was.

Buyer's remorse can happen for any product or service- from a piece of fruit, investment products, or even a house. For big ticket items, I think it's helpful to have a plan of action. So here are a few things you can do to prepare yourself from the negative self-talk you may generate from your own … (5 comments)

Trying to Beat the Heat in San Antonio's Fox Grove?Well, we all know that Mother Nature has power and while we cannot beat her, we do know a few ways to get comfortable in the Texas summer heat.
The recreation center in Fox Grovehas a great pool for community residents to enjoy. It also has lots of exercise equipment for those inclined to use it. There is no excuse for not getting some exercise done at Fox Grove. Walk or run to the playground, work in a few fun exercises, take a dip in the pool, or swim some laps, talk … (0 comments)

wayne johnson blog san antonio: Striking Out in San Antonio, TX - 07/05/10 09:11 PM

I'm striking out. There are two phrases in my real estate vocabulary that are being eliminated. They serve no useful purpose, are not accurate, and do not help in getting a transaction completed.Over-PricedSince the Seller has control of the asset, and the right to sell, whatever price they want should initially be considered reasonable. However, this being a free market, the Buyer gets a vote in determining if the asking price is reasonable to them. If, after looking at what other reasonable Buyers paid for similar properties the Seller decides another amount to offer, it's not because the property is … (7 comments)

wayne johnson blog san antonio: Peaches-Georgia or Texas? - 06/13/10 11:33 PM
Georgia has quite a reputation for good peaches, but for my money, Texas growers don't have to take a back seat to anyone when it comes to tasty peaches.
I just read that the Texas peach crop is going to be very good this year. In fact, it may be the best it's been for several years. We had a lot more rain in the fall and winter than the past few years. What with the mild temperatures most of the growing season this is going to be quite a season.Because I got an appointment cancellation later this week, I'll be … (5 comments)

wayne johnson blog san antonio: Are Home Loan Modifications Good for What Ails You? - 05/24/10 06:05 AM
Are loan modifications good for what ails you?
John Mulkey, the Housing Guru, from Waleska GA. wrote and interesting post about the potentially negative affect loan modification programs can have on borrowers. Check his post.
John referred to a San Francisco Chronicle article that followed the case of a California family that did not make out well, at least up to now, in working out a modification plan. This is just what happened to one family. If this is a trend, it is not good news for homeowners needing relief.
This article does give consumers ideas about questions to ask and … (2 comments)

wayne johnson blog san antonio: Mesa Creek's Newest Available Home - 05/23/10 10:19 AM
Mesa Creek's newest available home provides a great location to begin your commute to most of San Antonio's major attractions. This westside community is near Loop 1604 and  US 90. This means it's just a short commute to downtown, Lackland AFB, or the many offices near 151. It's also close to Seaworld and Fiesta Texas. Currently, no city taxes. Now the house itself is a prize. This is a two-story with all bedrooms upstairs. The downstairs has an open floor plan with a kitchen that would make the Iron Chefproud. Stainless steel appliances, tile back splash, a wine chiller, and an island workspace. Can't … (2 comments)

wayne johnson blog san antonio: Graduation-Is it a Good Time to Do a Real Estate Deal? - 05/22/10 08:52 PM

Graduation-is it time to do a real estate deal?Graduation seasonis here. Transitioning from one grade or classification to another. Or maybe beginning graduate school, or professional school, or if the stars are aligned just so, a new career. These transitions should be a time to consider the students living situation too. Here's why this blog came to mind. A few weeks ago, one of the members of my Rotary club told me that his friends from St. Louis were coming to San Antonio to look for a condo for their daughter. The daughter will be starting the second year of … (4 comments)

wayne johnson blog san antonio: The Tuscan Rose Can Help You This Mother's Day - 04/30/10 07:44 AM
It's not too soon to be thinking about Mother's Day.I went into a neat little shop today named The Tuscan Rose. It is located at the Blanco Road and Huebner Road intersection. This is between the Vineyard and  Sonterra area.  The Tuscan Rose specializes in fresh cut flower arrangements. They also have home decorating products. Seeing the shop reminded me to avoid being late in getting  Mother's Day gifts this year.Jessica Johnson, a Master Florist,  is one of the owners of the Tuscan Rose. Jessica told me that the most popular flowers for Mother's Day are roses and lillies. So when you next … (1 comments)

wayne johnson blog san antonio: Leaving Money on the Table Update - 04/22/10 11:21 AM
Leaving Money on the Table UpdateYesterday, I wrote about Amy Harvey, and her website, "My South Central Texas Mommy". This website aggregates sales, discount and rebate information for hundreds of products we use in our daily lives. Not using the discounts is leaving money on the table. I've been a slacker on this, but now I've seen the light. There is a network of Mommies who have websites focused on their local communities. As promised, here is the site, "mycitymommy.com"     you can use to see if your area is covered by an affiliated Mommy. I think it will be well worth your … (5 comments)

wayne johnson blog san antonio: Leaving Money on the Table - 04/21/10 11:44 PM
I've been leaving money on the table for too long. For years we've received incentives, invitations, and coupons for discounted and even free products. Seldom have I taken the time to use the offers. What an idiot--this is free stuff, or at least reduced price stuff. Had I grown up in the era of my parents or grandparents, the Great Depression, I would have known better. Every dollar saved in one area of life can be put to use in another area of life. One of the things I noticed generally about people who actually experienced the Great Depression was their thriftiness, using … (55 comments)

wayne johnson blog san antonio: Great Teams Make It Look Easy - 04/17/10 10:28 AM
Great teams make it look easy.If you think about exceptional sports teams or the field of entertrainment one thing stands out: they make the performance seem easy, almost effortless. But, of course, anyone who has either performed or played at a high level knows hours of time and preparation went into getting to the point of making things look easy.Think back to some of the great double play combos in baseball, or in football, how the Dallas Cowboys of the early '90's rolled up and over other  NFL teams. Today, Parker to Duncan or Mano Ginobili have streaks of making it … (3 comments)

wayne johnson blog san antonio: Somebody on Whom You Can Depend - 04/16/10 07:37 AM
Somebody on whom you can depend is a great asset to have in business.

When you are in your car as much as we are as Realtors, you can sense when it's not running like it should. So over the past few days I noticed something amiss with my ride.
There was a strange sound coming from the engine compartment. I also noticed the steering was getting a little stiff.
Since I've been out with several buyers over the past few days, and did not want to suffer the discomfort, embarrassment, and loss of productive time of having a break down … (6 comments)

The Vineyard: A North Central San Antonio Community Update
The playground equipment has been assembled. I don't think the kiddies will get splinters from this set. Looks like no wood in any of the exposed parts. As I looked at the set up, it almost made me wish I was a kid again. New toys are great. The ground in the play area has some sort of cushion material. The site is not open for play yet. Current schedule calls for play to begin March 27.
This is either the third or fourth set of equipment installed since the play area was opened, … (0 comments)

wayne johnson blog san antonio: San Antonio's Vineyard, Served By Schools Rated Exemplary - 02/21/10 05:31 AM

The Vineyard, one of North Central San Antonio's finest communities, is in the North East Independent School District (NEISD).The Texas Education Agency (TEA) has a rating system for schools. From highest to lowest ratings are: Exemplary Recognized Academically Acceptable Academically Unacceptable Not Rated
The NEISD schools currently serving Vineyard residents are Ronald Reagan High School, Jose M. Lopez Middle School, and Wilderness Oak Elementary School. All schools serving Vineyard students are rated Exemplary. This reflects well on the students, teachers, administrators, and parents of the students for these schools. Ratings aren't everything.
