I’ve written about this before, but think it is worth repeating a very useful and reputable resource for finding out about Housing Market Reports in Waco and all of Texas. Not only that, there are other great pieces of Texas Real Estate related information and data given on this site.

Real Estate Center at Texas A&M UniversityThe Real Estate Center Website has extensive monthly data posted that dates back multiple years including sales numbers, median prices and months inventory. If you are looking to compare year to year or just month to month, a quick glance can give you a very powerful education as to what is happening in the Waco or other Texas markets.

Of course, these statistics are market wide and do not single out specific neighborhoods. But for a general outlook, they are valuable bits of information.

If you need to know more about a particular neighborhood or home, it’s best to consult with a real estate professional that is knowledgeable in your area. As with any profession, those that work on a day to day basis in their field are typically the most knowledgeable.

Waco Residential Market Reports—August 2009

August does it.  It outshines both June and July 09. Yes, still doesn't measure up to last year, but I really like the fact that we held steady and even beat the prior 2 months. Around mid month, things were looking very slow for August, but all of the end of month sales wrapped up the month to be a little better than the prior 2.

Things do slow down typically this time of year in any market, so look for a typical decrease in sales heading into the fall. 

Please take note of average and median prices. Our market shows to be stable. I believe the growth and job opportunities in our area are contributing to a great overall market which is here to stay and only get better.

So Here's the THING. How good advertising made me look.

On a recent road trip I saw the "Thing". Yes, I stopped. I stopped at the place in Arizona that had the "Thing". My daughter warned me not to look. She said it would be The Thing in Arizonalame. Well, I guess she was right. But boy sign after sign for miles and miles before the "Thing" sure got my attention. I just had to know what it was.

What is the lesson here? Well placed and well thought out ads really do work. Or are there other adverstising lessons here? These places along the highways do a great job of repeatedly plugging their stores until you feel like you just have to stop.

By the way, we bought some very pretty jewelry and some really tasty pistachios in the really fun giftshop.

The little video clip is also lame, but it's basically what the place looked like overall. I said "New Mexico", but I was confused. I was in Arizona :) By the way, click on the link I have up at the top to see a very good overview of the thing along with a pretty good video.

Waco Residential Market Reports—July 2009

Around the middle of July I started to think we wouldn’t meet our figures from June. Well we didn’t, but we are very close.

Still down from last year’s sales at this time as well, but that is not too surprising with all things considered. Dollar figures were nearly identical to last years in median and average sales prices, but less than June of this year.

As usual, certain areas in and around Waco are doing better than others. If you are looking to sell or buy in the Waco or Greater Waco area, it's very important to understand the trends in each neighborhood. 

I can tell you that in some neighborhoods you are simply going to find much better deals than in others. And most of the best deals are NOT in the most popular neighborhoods.

I can also tell you that positioning your home properly to sell is still of the utmost importance. This means the right price and the best condition possible. Good homes for purchase are still tough to find. You want your home to stand out and be the one the buyers just can't resist.

Waco Schools, Mclennan County Schools 

    If you have school aged children, and are relocating or considering relocation to the Waco, TX area, you are probably very concerned with finding good schools. Even if you already live in the area, I am sure your interest in your children’s school is of the utmost importance.

    The latest 2009 accountability ratings for Texas Schools is now online. I am sure there are arguments for and against such rating types, but they are nevertheless a type of indicator in how a school system is performing. Information about Waco and Texas Schools

    From my observation, the reputation of schools in our area coincides pretty closely with these accountability results. Some of the more popular schools performed very well, while some of the less popular schools performed poorly.

    But just like the ratings, reputations are not always an accurate depiction either. Having lived in many locations in the US and Overseas, it’s easy to get caught up in negative hype about anything. Many times I found that the negativity was unjustified and unfair. But other times, there was good reason for the negativity.

    Having said that, here is a link to the latest ratings. Decipher them as you see fit. Search by McLennan County to get a good overview of our area schools.

Vicky, who celebrates her 38th birthday this coming August 4th  is battling an autoimmune disease. She needs our help with an abundance of prayers. She needs a miracle, a donor to come forth and provide her with a new kidney.


She was diagnosed with Sjogren’s, an autoimmune disease, in 2004 after the birth of her first child, my first grandchild, Nolan Bryce, and is now suffering End Stage Renal Disease from complications of Sjogren’s.


Sjögren's syndrome often is undiagnosed or misdiagnosed. The symptoms of Sjögren's syndrome may overlap or "mimic" those of other diseases including lupus, rheumatoid arthritis, fibromyalgia, chronic fatigue syndrome, and multiple sclerosis. Because all symptoms are not always present at the same time and Sjögren's can involve several body systems, physicians and dentists sometimes treat each symptom individually and do not recognize that a systemic disease is present.

Vicky is the wife of my first born son, John Michael and lives in Anderson, SC. She is the mother of my two grandsons, Nolan Bryce (4 to be 5 August 6) and Braydon Pierce who turned 3 on April 20th. She has managed to enthusiastically care for them even while enduring daily fatigue and exhaustion along with her loving husband, John.  She  works full-time during her entire ordeal.  As a Certified Lactation Educator, she helps women establish a successful and loving nursing relationship with
their babies.  On top of all this, Vicky makes time to volunteer at community events such as cancer awareness days and the hospital’s Teddy Bear Clinic. 

She started a blog, Sjogrens & Me, to help others who are suffering from this disease.  Her blog is featured on
Wellsphere, a comprehensive health information website. 

Vicky is such a positive influence on the community and rarely even complains about her symptoms.
