Five Compelling Reasons for Selling Today - 01/20/11 09:15 AM
I don't think I am "going out on a limb" by saying that trying to sell your home in today's market is not without its challenges.  However, with every challenge, comes opportunity, if you look carefully enough.  There are some great reasons to take advantage of the current market conditions that exist at this time of the year. And list your home now.
Below I have outlined why you should be early to the "spring market" and list now and not a few months from now as is the traditional wisdom.
1)  Supply and Demand.  Early in the year has traditionally … (0 comments)

Weymouth, MA Condos For Sale - 4th Quarter 2010 Sales Report - 01/18/11 10:51 AM
The Weymouth, MA condo market has seen a good dip in the sales pace in the final quarter of 2010.   However at the end of 2009 there was a push to get properties under agreement so that the buyers could take advantage of the First Time Home Buyer's Tax Credit.  With that rush now no longer in the equation, the volume of sales has dipped, or perhaps, moved back to the mean.  The good news is that pricing remains somewhat firm and within the range of sales at the time higher sales volumes.  In the final quarter of 2009 Weymouth … (0 comments)

Hingham, MA 4th Quarter Condo Sales for 2010 - 01/18/11 09:48 AM
The Hingham, MA Condo market continues to show signs of mixed results.  While much of the housing stock in Hingham is largely single family homes, there are more condo choices than one would believe to be true.  And these choices vary in price, location and services.  The choices in condos vary greatly from your traditional condo association community to waterfront communities, to the opportunity to live in an exclusive gated community within country club with professional sports stars residing within the community.

Sunday Hours at the Hingham Library to Resume - 01/14/11 08:16 AM
Recently the Sunday hours at the Hingham Public Library were eliminated due to budget constraints.  This was a real shame since Hingham hosts one of the better public libraries on the South Shore.  With over 165,000 books on site, extensive print and electronic resources, it has something to offer to almost everybody.  The library was built in 1966, and renovated and expanded in 2002.  The Library is also a part of the Old Colony Library Network allowing it to share resources with libraries through out the South Shore.
Thankfully an anoymous donor acting through the Rhode Island Foundation, came through with a … (0 comments)

Scituate, MA - First Cliff Residents Responsible for Seawall Repairs? - 01/13/11 09:12 AM
Okay so I am not the only one guilty of advocating how wonderful it is to live in Scituate, MA with its great proximity to the many beaches the town has to offer.  Homes for Sale in Scituate, MA often note their location relative to a particular beach.  However living too close to the water in the middle of January can highlight the cons of being so close to nature.

Recently, a  group of about 15 First Cliff residents voices their concerns to the board of selectmen that a break in the seawall in their neighborhood could cause a breach … (1 comments)

Weekend Ferry service may return to Hull, MA’s Nantasket Beach this summer.

Service would run between Boson's Long Wharf and Steamboat Wharf in Hull.  Water Transportation Alternatives Inc., which does business as Boston’s Best Cruises, was the sole bidder on a request from the Town of Hull for ferry service runs between Steamboat Wharf in Hull, MA and Long Wharf in Boston, MA.  Steamboat Wharf is located on the Bay side of Hull just across from the Paragon Carousel and next to the famed Jake's Seafood & Restaurant.  This is a short walk to Nantasket Beach, and the many … (0 comments)

Sandy Beach Cohasset - A True Community Treasure - 01/12/11 08:47 PM
AS I sit here today watching the tail end of a Nor'easter dump a foot of show across New England, I long for the warm summer breezes of months to come.  While I could sit here and write on for a good bit about the many fine homes for sale in Cohasset, I thought it better to warm some minds with an educational piece about Cohasset's Sandy Beach.  Cohasset, MA is a premier community located on Massachusetts Bay about 20 miles South of Boston.  Along the coast, and nearly the center point of town is a stretch a of beach sandwiched between … (0 comments)

Help Wanted: A Realtor for REO properties, by Fannie Mae* - 01/12/11 07:34 AM
I read this and really enjoyed the humor in it.  If you have ever considered buying bank owned properties, read this, because it is a true depiction of the process.
Via Coral Gundlach (McEnearney Associates, Arlington Virginia):
Fannie Mae, one of the country's largest owners of REO (Real Estate Owned) aka, Foreclosed properties, seeks a Realtor to handle its massive portfolio of distressed properties.   The following qualities are required for consideration:
Never show a current picture of the property on the exterior.  It must be AT LEAST 2-5 years old. Make sure you use the lowest quality camera, preferably the disposable type purchased … (1 comments)

Curb Appeal - 01/06/11 03:09 PM
I have often said that there is value in buying the ugly duckling.  You know, the house that has not been updated since grandma moved out.  We have all seen them.  With so many buyers today wanting a turnkey home that, at most, requires a little paint inside to meet their preferences, the homes that need some TLC tend to get marked down in valuation (and certainly in demand).  I know I am not the first one to ask, "Why not buy this home with yesterday's features, and upgrade those features to what YOU want, and not settle for those features … (3 comments)

Hull Sold Single Family Homes Stats for Dec. 2010 - 01/05/11 11:44 AM
Well the Hull Single Family housing market showed some mixed, yet fairly positive, results for the last month of 2010!   December saw seven homes sell which equals the same number of single family homes that sold in the same period in the prior year of 2009.  However the average selling price dropped from $374,057 in Dec. '09 to $219,771 this past December.  Not to add insult to injury, but the median sales prices slid as well with the median price falling from $354,000 to roughly $250,000 year over year.  However time on the market did shorten from a 148 days … (0 comments)

Sold Scituate Single Family Homes Show Life in Dec. '10 - 01/04/11 10:05 PM
Scituate Homes for Sale showed continued price improvement for the month ending December 2010 when compared to the similar period a year prior.  This is a slightly better performance than was seen in neighboring towns.
Last month, ending 12/31/2010, we saw 13 homes sell at an average sales price of $590,192 taking an average time on the market  of 134 days.  This is a highly favorable comparison to December 2009 amidst the benefit of the First Time Home Buyer Tax Credit mania where we saw 7 homes sell at and average sales price of just over $549,000 after being on the … (0 comments)

Marshfield Sold Single Family Home Stats for December 2010 - 01/04/11 04:11 PM
Prices were a little softer in Marshfield this past December compared to the same period a year ago.  With that said, the more recent December did not have  the benefit of The First Time Home Buyer Tax Credit and what was thought to be it's expiration at the month's end.  So last month we saw 12 single family homes sell at an average sales price of $395,563 after taking an average of 172 days on the market.  This is a less favorable comparison to December '09 that saw a brisk sales pace of 20 homes sell at an average sales price … (0 comments)

Cohasset Sold Single Family Home Sales for December 2010 - 01/04/11 03:51 PM
What a difference a year makes.  In December of 2009, while buyers were scrambling to meet what was thought to be the 12/31 dead line for the first version of the First Time Home Buyers Tax Credit, we saw 14 homes sell at an average sales price of just over $1.12 Million Dollars. These homes had an average time on the market of 227 days.  And the Median Sales price was in the $800's.  Fast forward a year to December 2010 and a paltry three homes sold.  Not a staggering number by any account.  However the three homes sold were priced … (0 comments)

New Year's Resolutions - I bet you haven't seen any New Year's Resolutions Posts today? ;) - 01/01/11 09:02 PM
Okay, so here is my not so original comment on New Year's Resolutions.  And I don't think I will be the only one writing about resolutions today.  Frankly, it is hard to avoid someone spouting about New Year's Resolutions on January First.  The various forms of media have been littered with sound bites on New Year's Resolutions all day.  It is on the web, blogs, the TV news, radio, news papers, etc.  I will admit I did take the time to listen to some of it while I was out showing some condos earlier today.  Eventually it became white noise.
What … (0 comments)
