      <title>Buying a "Fixer-Upper"</title>

&lt;p&gt;The oft heard phrase "Buyer Beware" is never more appropriate than when considering the purchase of a fixer-upper.You really need to know exactly what you&amp;rsquo;re getting into before buying.&lt;/p&gt;
&lt;p&gt;It&amp;rsquo;s commonly believed that fixer-upper properties represent easy money that is ripe for the taking - that you can buy it, do a little work on it in your spare time, and then resell quickly for a large profit. &amp;nbsp;Usually, this simply isn't the case. Although, with proper planning and foresight, good profits can be made by buying "distressed" properties at less than market value, making appropriate improvements and repairs, and then reselling. &amp;nbsp;And for many first time buyers who intend to live in the house while working on it, buying a fixer-upper can be the very best option. It&amp;rsquo;s less risky buying a fixer-upper when you can live in the house while fixing it. And of course, by living in the house for at least 24 months you should be able to avoid paying regular income taxes on the profits.&lt;/p&gt;
&lt;p&gt;The most important thing to know before making a decision on such a purchase is what needs to be fixed. Any time you are spending money on improving a home with the notion of selling it later, strive to spend your money on things that buyers can easily see. Things like new paint and removing trash from the property cost little but have instant impact on curb appeal. Houses that have only cosmetic problems like peeling paint, a trashy yard, bad carpet or wallpaper are the best bet. This is especially true for the first time buyer looking to live in the house for a while before reselling. Fixing and cleaning cosmetic issues is fairly easy and inexpensive. It virtually always gives gives a good return on investment, particularly when you can do the work yourself. Kitchen and bathroom remodeling usually pays a nice return. Don&amp;rsquo;t be afraid of buying a fixer-upper in need of this kind of repair. Properties with structural damage, or a floor plan that requires major work to remedy, usually can&amp;rsquo;t be "fixed up" at a profit. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;Always have an inspection for hidden damage performed by a home inspector or construction professional before buying a fixer-upper. Make sure that satisfactory completion of such inspections are a condition of purchase in any contract you sign. Then be sure to negotiate to try and get the seller to pay for all or part of the cost of needed repairs uncovered by the inspection. Often, sellers will be willing to lower the sales price to sell the home "as is" instead of paying for the repairs.&lt;/p&gt;
&lt;p&gt;Be careful that you don&amp;rsquo;t over pay. Especially if you plan to resell quickly, paying too much up front can doom your plans for quick profit. Research the market for reselling and have an exit plan for selling the house in place before making an offer.&lt;/p&gt;

All the years you've been paying your mortgage, car payments, and credit card bills can be analyzed, sliced, diced, spindled and mutilated into a single indicator of whether you're likely to meet your future obligations.&lt;/p&gt;
&lt;p class="ContentText" style="font-size: 10pt; color: black; font-family: Verdana, Arial;"&gt;All three of the major credit reporting agencies (Equifax, Experian and TransUnion) use a slightly different system to arrive at a score. The best known is called the FICO score, based on a model developed by Fair Isaac and Company (hence the name) and used by Experian. Equifax's model is called BEACON, while TransUnion uses EMPIRICA. While each of the models considers a range of data available in your credit report, the primary factors are:&lt;/p&gt;

Since the score is based on a lifetime of credit history, it is difficult to make a significant change in the number with quick fixes. The most important thing is to know your FICO score and to ensure that your credit history is correct. Conveniently, Fair Isaac has created a web site (&lt;a href="http://www.myfico.com/" target="_blank"&gt;www.myFICO.com&lt;/a&gt;) that let's you do just that. For a reasonable fee, you can quickly get your FICO score from all three reporting agencies, along with your credit report. Also available is some helpful information and tools that help you analyze what actions might have the greatest impact on your FICO score. Each of the credit services offers similar services on their web sites:&amp;nbsp;&lt;a href="http://www.equifax.com/" target="_blank"&gt;www.equifax.com&lt;/a&gt;,&amp;nbsp;&lt;a href="http://www.experian.com/" target="_blank"&gt;www.experian.com&lt;/a&gt;, and&lt;a href="http://www.transunion.com/" target="_blank"&gt;www.transunion.com&lt;/a&gt;.&lt;/p&gt;

      <title>Buying a Foreclosure</title>
      <description>&lt;p&gt;So with all the news and hype about foreclosures, what is really needed to purchase a foreclosure?&lt;/p&gt;
&lt;p&gt;First, you need patience. with the huge surge of foreclosures in today's market, many asset management companies can not keep up. You may be ready to submit an offer and hear back the same day, but many times in the REO world you can expect to wait 36-48 hours.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Second, you need to have all your ducks in a row. Many offers that I have submitted to banks have had the idea of offering a high purchase price to secure the deal.The reality is that a higher net does make for a strong offer, but it is not the only thing that matters. In order to have a strong offer you will need to do the following:&lt;/p&gt;
&lt;p&gt;1. Be pre-approved ( make sure and find out if a pre-approval from a specific lender is required)&lt;/p&gt;
&lt;p&gt;2. Have all additional documents required by seller completed before submitting an offer. Ask listing agent what other documents in addition to the state contract are needed.&lt;/p&gt;
&lt;p&gt;3. Be willing and able to purchase the property in an "As-Is" condition. Do not expect to have the bank pay for inspections or repairs. You may be lucky to get these items paid for, but this is rare.&lt;/p&gt;
&lt;p&gt;4. Be flexible in your closing date. With the surge of foreclosures, you have to be able to fit into the banks schedule.&lt;/p&gt;
&lt;p&gt;These suggestions are not provided as a formula or the magic potion to get all REO offers accepted, but they have been some of the items that I have seen on successful purchase offers.&lt;/p&gt;
