      <title>Fall Is Here!! Please Get Off The Fence Before The Door To Opportunity Closes Forever!!</title>
      <description>Unbelieveable that fall has arrived already!!  That means only 82 days before the 1st time homebuyer tax credit disappears. Right now they are saying that it will be gone forever, but they may have a strategy change along the way. Who Knows!! What I do know for sure is this is the only tax break like this we can all count on. This is an opportunity most of us that bought our first homes never had and the banks were more careful way back in the 80's than they are now.  So why are more people not taking advantage of this? Afraid?  If I was in the rental market right now the thing I would be the most afraid of is the unknown. When you buy a house you have the same payment for all the years of the loan if you get a fixed rate loan. Your income will go up but you still have the same house payment. Your taxes and insurance go may go up but not the loan on the house.  Services and goods is this country are priced by supply and demand. We have record breaking foreclosures and short sales. Most of those families leaving their homes will not be able to buy again for awhile, so...they will be looking to rent. A lot of those people already had risky loans which means they had high interest loans and huge house payments. Most of them can afford to pay a higher rent than most renters are used to now.  So...I believe rents will go up as soon as the unsold houses that are being rented today are sold. I believe alot of those rentals were put into the marketplace by necessity, not by choice. I believe when the market comes back those houses will be sold fast to give those builders back the borrowing power they need to start building again. So...for all of the renters just sitting on the fence now,please get off and buy a house before this great opportunity to get free money is gone forever!!</description>

      <title>Time to stop and watch natures "changing of the season!"</title>
      <description>&lt;p&gt;Wow...I stepped outside my door in Ozark, Missouri to see all of natures wonders getting their affairs in order for the changing of the seasons.&amp;nbsp; The spiders are building their more exotic webs to catch the largest amount of food. The wasps are hoping they can build a home "close in" to protect them from the winter cold, and the birds and squirrels are all busy getting their old real estate refurbished, and their new homes built.&amp;nbsp; Those of you that are already experiencing your winter may want to spend a week-end in the Ozark Mountain Country.&amp;nbsp; You'll be glad you did. &amp;nbsp;For those of us that make the Ozarks our home it may be good for us to take some time to stop and appreciate the beauty of the Ozarks that we live in.&amp;nbsp; &lt;/p&gt;&lt;p&gt;So..to practice what I preach I think I'll run into Springfield and stop by Bass Pro Shops binocular deartment&amp;nbsp;so I can get&amp;nbsp;a closer view!&lt;/p&gt;</description>

      <title>Local Realtors</title>
      <description>I am curious why some sellers pick their Realtor because it is a&amp;nbsp;&amp;nbsp;friend that lives 30 miles away and knows nothing about the local real estate market where they live.&amp;nbsp; Alot of these realtors only work part time and do not keep up with the issues regarding their industry or even invest any time for education other than that required by law.&amp;nbsp; It strikes me that when we are talking about my largest investment, I would want an experienced local person to market it.</description>
