There's a story about some hikers at some high elevations in the mountains who got lost down a trail. It was getting cold and they couldn't find their way out and with the elements closing in on them they were goners. They came across a backpack luckily that had within it some matches, warm socks and a warm sweater, and even a diary of the owner with his last thoughts. Somehow they survived with these rudimentary items until rescuers found them. I need to solicit your collective opinion on these Sales Tally Boards that you find in many name brand Realtor firms. With 100% clubs, Presidents Club, Poohbah, and Exalted Poohbah clubs, based on production levels it surely follows that the Greatest Real Estate Agent in the World is the one on the top of the list. These lists are published in monthly newsletters by individual, team or group. Am I old school or maybe new school but do you find these lists annoying? I was invited to an annual field day by the Irving, TX Amateur Radio Club. This group of Ham radio enthusiasts have many events throughout the year but this one they conducted tests with the local authorities with their half million dollar mobile communications unit and checked out all systems in case a natural disaster like a tornado, flood, or hurricane should occur. Ham radio is fascinating stuff if you don't know anyone in it. You can send voice, data, and Morse code signaling through radio waves bouncing off the ionosphere throughout the country or around the world.

In reading the newspaper, watching TV, and especially reading the doom and gloom even spread by some bloggers about the doldrums of the real estate industry and that these are just the "signs of the times" I just have to say I beg to differ. In driving up to my Realtor office of late, it seems like I have to park around the back, or go back and forth, up and down the rows to get a spot. Boy, there must be a lot of people working on contracts, checking the MLS on the in office computers, or having client meetings. Then it dawned on me, WHY I CAN'T FIND A PARKING SPOT... In looking at Internet search by buyers for homes you would think it would be easier. Plug the parameters in and BAM, there is your home. Who needs REALTORS? But somehow the reality of the search process is much more complex than that and you have to venture off on the journey and see what is real. In driving around married couple buyers as a REALTOR there are some days when you witness relationships not exactly made in heaven. I stick to the house part and refrain from the marriage counseling practice. In driving around neighborhoods, I've always liked the sense of community that it implies. I say, implies, because some neighbors know each other better than others in reality. With the neighborhood of the world, that is true as well. We only know each other to a certain depth. In discussing older houses with an associate REALTOR she commented to me that this might be a niche she would focus on. In our area, this would mean the 1950's and 1960's houses. While my father passed away nearly two years ago in August 2006, we both were very comfortable with the mortality of all our lives. We used to laugh that when you think about it we are all "terminal", some just get pronouncements from doctors if they get a terminal illness and an estimate about life expectancy. But each day we are all out there "dodging bullets" and you just do the best with the cards you are dealt. We both agreed that in death we would both see each other again some day. In going in and out of homes you get to see some pretty darn happy families among the mix. I have concluded with families and relationships between friends that HAPPINESS STARTS WITH STICKY FINGERS. That For Sale By Owner that you were prospecting for went to that El Cheapo discount broker. Good luck to that homeowner, Hmmmph! Many sellers and buyers in real estate DO NOT remain committed to a goal as their good agent does. This LACK OF FOCUS is a killer. It costs money and time and ends up in frustration. They need to KEEP THEIR EYE ON THE BALL. I like to illustrate a post with a good photo that makes things obvious. My Realtor colleagues have lamented the pace of change with technology and how the speed of change seems each year to be taking something away from each of us. Texting rather than talking. Emailing rather than phoning or visiting. Typing rather than cursive writing. The personal touch has faded. What we need is a lesson in HOW TO AVOID YOU DON'T BRING ME FLOWERS ANYMORE. This is where you take steps to not be overwhelmed by technology and information overload and neglecting people.

Buyers of homes have much to teach us about WHY they select and settle on a particular abode. Many veteran REALTORS will say in the end the woman selects the house. I think there is truth in that. It isn't merely that they are better at flying by the seat of the pants than their male counterpart, it is because in general they are more in tune with their feelings. I have always learned much from older people. In Real Estate they are not interested in you texting them addresses on listings. They prefer advertising in print media. They want active lifestyles but want to know about the proximity of medical care. Above all I have enjoyed their wisdom and life experiences. A well known older person was Anna Mary Robertson, also known as the famous painter, Grandma Moses. She grew up on a farm, worked hard, had ten kids, five of whom died when they were babies. The question for today is ARE YOU AN ICEBREAKER? I have noticed in real estate and social networking settings some people can come into a strange crowded group of people and work a room. We can be characterized as wall flowers or social butterflies or anything in between. Usually shyness, practice, fear of acting stupid, self-consciousness, not feeling well, and lack of self-esteem are the reasons holding us back from going up to someone and introducing ourself. So it's a given if you are a more reserved type you are stuck in a fear state and not willing to explore the unknown. I contend you are missing out (27 comments)

I think I may have had a "Yoda" moment the other day. You remember that character from The Empire Strikes Back in Star Wars? Sage advice. The force be with you, and other gems. This example was someone sitting on the fence between renting a home or buying a home. As REALTORS much guidance is given in assisting people with good information to make informed decisions. In Real Estate terms, the Realtor for life praise one heaps upon themselves, on the one hand to me, at least, reflected dedication, but on the other hand it seemed a departure from reality. Who could really be in your life forever, or was it just an old cliche, and lip service to outstanding service and strong local ties with a community? But like our newer generation Forever stamps, where one price from awhile back will make the envelope go through the mail despite stamp price increases, it got me to thinking about forever. In glove compartments of cars of yesteryear you used to always find these oily regional or state road maps that assisted the navigator sitting in the front seat with the driver to get from places like New York to Florida for summer road trips and vacations. Today I think people Google map the whole trip out. As we take breaks from some real estate action here and there during the summer months it may be time to take a look at perspective on other road maps. Real Estate clients come into our lives with their perceptions and experiences. This, for those of us in the industry, we have to work with. Likewise, we all have our baggage. Wouldn't it be nice along the way if when our baggage was a detriment to us similar to unleashing our first or second stage rocket booster, we would just LET IT GO and get on to a new phase of our lives? Find something good about someone, whether it be a trait, the way they dress, the new hair style. Be creative. A COMPLIMENT IS VERBAL SUNSHINE Who would not like a sincere compliment to brighten up their day? It takes so little effort other than paying attention and catching that piece of admiration.
