I'd Rather Play Cards Than Fix The Fence ~ Deferred Maintenance Excuse - 04/29/11 11:25 AM
I think for the men in the audience at least the phrase
I'd Rather Play Cards Than Fix The Fence
has some truth in it when it comes to maintenance on a home. Always more honey do's on the list than weekends or time to complete them. Maintenance on homes, especially large ones I am convinced more than anything else gets put off because of CHOICE. Other things we prefer to do in life. Surely there are money issues with repairing a sink, roof, fence, new landscaping, foundation work, addressing plumbing leaks etc. as well as finding the right resource to … (47 comments)

Pit Stop for FUN ~ Coyote Falls With The Roadrunner Toon - 04/28/11 11:49 AM
Sometimes in the blogosphere you just have to sit back, relax, and pause and enjoy the world. Others I have talked to on the phone or emailed said they had quit watching or cut back on looking at TV news cause it started to depress them. So I offer a cartoon from the Roadrunner genre. A new one, the first done with computer animation which would have been far more expensive to create with drawn animation.
Still quality though - note the reflection in the stainless steel tanker as it speeds past the rock face. The computer graphics look good and … (12 comments)

Agents Are The Lifeguards Of Their Clients - 04/27/11 03:40 PM
The For Sale By Owners sellers just don't get it with real estate agents.
 REALTORS PROTECT them.
Agents Are The Lifeguards Of Their Clients
For keeping them out of legal trouble to begin with in knowing the real estate transaction completely not to mention all the authorized promulgated forms. On beaches as you walk too far down the beach, signs will alert you that you are no longer protected. This is what the Do It Yourselfer seller or For Sale By Owner or non-represented Buyer is doing. WANDERING at their own risk past the lifeguard's watchful eye.
Maybe they like being … (14 comments)

Taking The Sting Out Of Heated Arguments - 04/26/11 12:40 PM
Especially in negotiation in real estate as well obviously as in our personal relationships, heated arguments arise and it moves into anger. Anger has at its root fear, did you know that?
We should come to an understanding to
Take The Sting Out Of Heated Arguments.
While something is directed at you and you look at it as an attack and sure it feels like a sting with words, remember for the OTHER person they are often dealing with unresolved issues but the pain comes out directed at the other person. So easier said than done try to let the sting pass you … (16 comments)

Embedding Oneself In Reality Prevents Delay - 04/25/11 10:49 PM
That phrase "when pigs fly" can be a good check for you on reality. If something is too unreasonable to believe, it is not going to happen. In real estate an appraisal coming in within range, a bank funding a loan by closing, an agent providing you the seller's disclosure for your buyer, a prompt reply back to purchase offer for your buyer. You will pick up on what is working OR NOT and who are the Bozo's in real estate pretty quick. With new people, figure them out quickly, with experience with others, know who to steer clear from.

Caring Is Fundamental In Relationship - 04/24/11 06:09 PM
Coming out of the Easter holiday many themes leave their residue behind with us, resurrection, re-birth, renewal.
If we might think of something new for our business and personal relationships we can take from Easter the lesson of caring. They say business, good business, and for that matter good personal relationships is all about the language of love. Caring is a form of love, and in making that connection with people of ALL SORTS let them know you care FIRST OFF, before discussion of anything else. It is vital if this is ANOTHER like NEW YEAR'S resolution that you take this phrase … (24 comments)

Get A Jump On Those Deadlines For Less Stress In Your Life - 04/22/11 12:11 PM
Having had several parallel important deadlines to knock out recently I thought I would reiterate a stress lowering technique in this area if you are not practicing it. Obviously common sense says to prioritize your deadlines. But also,
  Jump Your Deadlines.
Not jumping cars or the Snake River Canyon like Evel Knievel in yesteryear BUT set earlier deadline times for the deadlines. KNOCK them out EARLY. This prevents the final exam cram effect and you feel so good when they are done. Example: Get your taxes done in February not on April 15th. You know that feeling of WOW, piece … (24 comments)

Houses Are NOT Bought Purely For Logical Reasons - 04/21/11 02:31 PM
Especially for men I would say to inform them that
Houses Are NOT Bought Purely For Logical Reasons
Logic has its PART, like monthly payment, square footage, floor plan, size of lot, distance to work, property taxes etc. but the reality is houses
Are bought on emotion and justified by logic.
What I mean by that is the "feeling" you have with picking out that house that becomes home. Women have a sixth sense with this feeling part but men have it if just to a lesser extent.

What Do You Think Of Tag Along With REALTOR Day? - 04/21/11 10:32 AM
In many of our learning experiences as REALTORS so much of it is about classroom training or office partner meetings or learning from our affiliate partners. But what about selling and dealing hands on day to day with the public? As independent contractors much of that is on the job training by ourself.
What Do You Think Of Tag Along With REALTOR Day?
Once a month perhaps ONLY with out in the field.

Get Perspective To Grow In Understanding - 04/20/11 12:15 PM
In gaining a better understanding of ANYTHING in our lives try getting some more
    PERSPECTIVE
This just mainly means looking at something from a different way. From my own experience I see this in two ways. The first has to do with you are too close to something. You have to back away from it, seeing the forest for the trees, The big picture. I call it getting the
1. BIRDS EYE VIEW

The second technique is not like encompassing all things like the birds eye view to sense everything but rather to sense DIFFERENTLY

Perception Is Reality Is Very Tough To Overcome - 04/19/11 12:00 PM
For ALL of us the thought that PERCEPTION IS REALITY sooner or later you have to come to grips with it. Your background, the way you think, wihether you are quick to judge or have the jury out with your thoughts before you make your conclusions all come into play. Reality is what YOU say it is whether the world is in agreement with you or not. Funny thing is with people they almost tell you sometimes don't confuse them with the "facts." They don't want to hear the facts.
Whether it is a first impression, a lasting impression, a new … (20 comments)

Bad Hair Days Are Going With The Flow Days - 04/17/11 12:53 PM
I have been reading many posts in the real estate community of a transaction in its normal process of falling apart for one reason or another on BOTH sides, the second or third buyer contract falls through and inevitably the homeowner cancels the listing contract too to perhaps put the house on the market with another agent. Bummer. Some days, some MONTHS are like that. But

Falling Off The Horse And Eating Dirt Is PERFECTLY NORMAL - 04/16/11 11:12 AM
Our mistakes in our business world and personal life ARE GOING TO HAPPEN.
Falling Off The Horse And Eating Dirt Is PERFECTLY NORMAL.
What we think of FAILURE is just putting a judgment on an outcome. Think of a lady in barrel racing in rodeo whether training or riding at the event or equestrian jumping. Moving around the course sometimes with grace and speed sometimes with the unexpected stopping or shifting of the horse.

That ground comes at you rather quickly with losing your balance and off you go, EATING DIRT. Perfectly normal. What do you do? Wallow in your … (19 comments)

People's Social Game Playing Is The PhotoShop Of Communication - 04/15/11 12:04 PM
We all know PhotoShop and that application right? Makes things look better or humorous doing that shape shifting thing. Some talented bloggers here make it a way of life if you check out their posts. In the celebrity world it is airbrushing the cover and interior photos of the magazines.  What you see is NOT EXACTLY true to form. Well in the world of behavior at work with people or in our personal relationship lives

The Merits Of A Virtual Assistant To Your Business - 04/14/11 01:07 PM

At some point in the growth of a real estate business assistants are added on to do the non-core perhaps lower paying administrative tasks of the business. Consider
The Merits Of A Virtual Assistant.
Mainly meaning the assistant does not have to be physically in contact with you in your office or city but can do those tasks from across the country, somewhere else and you negotiate how to pay them. Computer work, MLS entry, client follow-up, production of marketing materials like PDF file flyers, turning on or off connections with the utility companies on homes. Very helpful are assistants … (16 comments)

a takeoff on the Wizard of Oz with the Lions, Tigers and Bears.
If you are of the blogger variety, congratulations, I think you are the brainiest of the bunch.

Appreciating Behavioral Differences - 04/11/11 07:46 PM
If you work in any sort of people business like real estate, hang out in social media like blogging or Facebook, immerse yourself deep into hobbies or church activities or sports you will see ALL TYPES. In the large corporate world or even the military they have mandatory classes on Diversity Training. Besides you not doing something stupid they don't want to get sued or bring bad press to the organization.
But can't we all just GET ALONG??

I think we can for the vast majority of people but it is not about just "cultural" diversity. I think we need … (22 comments)

With The Internet Speed Is All That Matters.
We need to acknowledge at the very minimum VERY SOON web site inquiries beyond autoresponders, reply to emails and texts with speed and RETURN phone calls of course. With new leads, you snooze you lose. People nowadays move on.

Buyer's Remorse People Want To Kill Off The Mirage - 04/10/11 01:00 PM
People that go through Buyer's Remorse as a syndrome are an interesting bunch. But in reality,
Buyer's Remorse People Want to Kill Off The Mirage.
A mirage, a phenomenon on the desert floor due to an illusion with light and heat has something out in front of you that is NOT REAL. Buyers of anything, homes, buying into that new person in a relationship, buying a business, evaluating a new job or opportunity, we are constantly "checking it out."
It is essentially a "waiver" with our decision making.

Using Powers Of Attorney To Buy And Sell Real Estate For Those Who Can't - 04/09/11 10:48 AM
Later in life with elderly parents needing to change their housing needs whether to downsize, move back in with family, or move to assisted living or nursing homes, family members need to assist them with their finances and selling or buying property. A Powers of Attorney form with each state governing their rules allows you to assist them. There are three main types:
General - gives general authority, and is often too vague for Title Company purposes Special - authorized for very narrow authority to do a specific act. Sometimes called a specific power of attorney Durable - specifically states that … (29 comments)

The Best Answer To Give Your Clients Sometimes - 04/07/11 11:39 AM

The Best Answer To Give Your Clients Sometimes
is .............
         I Don't Know.
We can't know everything in all areas in real estate on a given day, plus things change. Be a facilitator of resources NOT just a trusted advisor to someone. Don't Forget A Home Inspection On A New Build House - 04/06/11 07:08 PM
A lot of buyers think if they are dealing with new construction, why get a home inspection prior to moving in? Well do it. New home builders are not perfect and even a phased multiple inspection and even after one year after built a followup inspection is good. I found this list of ten most common defects in new construction. GET THE INSPECTION, no question about it.

What Your Email Provider With Profiling Says About YOU - 04/05/11 12:21 PM
I ran across a fascinating article from Hunch in the news, never heard of them, but apparently they did web research on its users of web applications on the characteristics of the senders of email from the four main web mail providers (Gmail, AOL, Yahoo and Hotmail). It is kind of like criminal profiling by police where they say depending on which service you use they can tell who you are.
Don't take offense if you don't fit the EXACT profile, I am just the messenger here, and remember they are averaging ALL the users of one service down to … (27 comments)

Beware Of Easy Money - 04/03/11 12:38 PM
A lot of successful business people think the use of credit cards is something far back in their rear view mirror like after their college days. They are financially comfortable now. But whoa Nelly. Don't think so fast like that. Things in life change in a flash. Jobs are lost, you wrack up family medical bills with your co-pay or all of it negotiated with a hospital with no insurance coverage, your business goes south, divorces happen and you divide everything, you want to start a new business franchise and you need some immediate cash on hand. Life continues to evolve. … (23 comments)

Bridging Your Way Toward Loving Relationships - 04/02/11 02:10 PM
I think watching the baby Egyptian cobra escape story from the Bronx zoo made me think that loving another is not so easy especially if fear is involved. Rodents and snakes many people fear and don't they need a little love in life too? Instead of building WALLS between us and another, we ought to
Bridge Our Way Toward Loving Relationships.
Yes, in business as well as personal relationships, even with people you don't get along with all that well, it really is ALL about love. Caring for them perhaps when they don't even deserve it. You have to create a … (26 comments)

ALSO, if you love Italian food (or Italians)...... it is that time of year to harvest the spaghetti for the dinner table. Gotta love those Italians.... they bring us MUCH passion and great food to our lives!! See how they do it.....
