NWMLS AREA 600 is another huge Eastside area that includes North Kirkland, parts of Kenmore, S. Bothell, Woodinville and goes east through Duvall.  The border on the north is the Sno. County line.  Overall 600 holds 44.6 weeks of inventory.  The majority of sales in area 600 are being made on Thomas Guide map page 506, which is the most western portion of the area.  All price ranges here are Buyers advantaged markets.   As in the other Eastside areas, real trouble starts at $1mil.

NWMLS Area 560 is Kirkland.  Kirkland and East Bellevue are the big trouble spots on the Eastside.  Currently there are 216 homes price over $1mil in this area with 1 - 2 years of inventory at the current rate of sale.  Inventory is building rapidly and it shows no sign of slowing.  To be successful, sellers must be very agressive in pricing.  Buyers should be able to negotiate sharply here.  Overall the area holds 52 weeks of inventory.

Area 550 includes Redmond and goes east --- way east through Carnation and Fall City.  The biggest surprise in sales performance on the Eastside was here.  Area 550 was the only Eastside area that showed an increase in PENDING sales over last year.  This is the first time I've seen this since late 2nd quarter 2007. All price ranges below $900,000 are Balanced markets.  Big trouble starts at $1,000,000 in area 550 with the price range of $1,000,000 - $1,500,000 currently supporting 168 weeks of inventory.  $1.5mil - $2mil is not much better at 139 … (0 comments)

Area 540 is the area due east of Lake Sammamish, and north of I-90 , which is the Sammamish and Pine Lake Plateau area.  This area is currently a Buyer's advantaged market holding 33.7 weeks of inventory.  The only price range that improves from a Buyer's market is for home priced under $300,000 which comes in as a Balanced market.  Homes above $900,000 are facing between 1 and 2 years worth of inventory at the current rate of sale.

NWMLS AREA 530 is East Bellevue.  This area has only 27.8 weeks of inventory, making this area one of the best on the Eastside.  If you're looking under $400,000 you'll only find 8 weeks (Seller's Advantaged Market) of inventory.  Between $400k and $500k is a Balanced Market.  If you have a home to sell between $1mil and $1.5 mil, you have plenty of competition and have 201 weeks available at the current rate of sale.

NWMLS AREA 520 is West Bellevue.  Earlier in the year, 520 had much better sales ratios, however now were seeing this area regressing rapidly.  Overall the area is holding right at 52 weeks of inventory and it's building.  Here you'll find 173 homes priced over $1.5 mil.  Homes in this price range have between 1 1/2 and 2 years of inventory at current sales rates.

NWMLS Area 510 is Mercer Island.  Overall this area holds 39.2 weeks of inventory and is considered a Buyer's Advantaged Market.  The price range between $700k and $900k has enough activity to be considered a Balanced Market.  Absorption rates are holding fairly steady in Area 510.  There is currently 22 homes for sale over $3,000,000 and it looks to take 80 weeks to sell through the current inventory at our present rate of sale.
