NWMLS AREA 530 is East Bellevue.  This area has only 27.8 weeks of inventory, making this area one of the best on the Eastside.  If you're looking under $400,000 you'll only find 8 weeks (Seller's Advantaged Market) of inventory.  Between $400k and $500k is a Balanced Market.  If you have a home to sell between $1mil and $1.5 mil, you have plenty of competition and have 201 weeks available at the current rate of sale.

NWMLS AREA 520 is West Bellevue.  Earlier in the year, 520 had much better sales ratios, however now were seeing this area regressing rapidly.  Overall the area is holding right at 52 weeks of inventory and it's building.  Here you'll find 173 homes priced over $1.5 mil.  Homes in this price range have between 1 1/2 and 2 years of inventory at current sales rates.

Yesterday we looked at a study of NWMLS Area 530, East Bellevue for all price ranges under $700,000.  Today we'll complete the study by taking a peek at the upper end SOLD inventory.  Again, these statistics are for residential sales (not condos).
Here's a review of the terminology: OLP = Original List Price, LP = List Price (at the time of sale), SP = SOLD price and CDOM = Continuous Days on Market.
Let's start with the price range of $701,000 - $900,000.

It's finally clear.  Seller's are asking for more, but not getting it......at least in NWMLS AREA 530, East Bellevue.
I assembled a complete study of SOLD residential (not condos) properties for Area 530 by price ranges comparing the 3 month period between January 15 and April 15 for both 2007 and 2008.  Some of my findings confirmed what I was thinking.......and there were some surprises.
Why don't we clear up a little terminology.  OLP = Original List Pirce, LP = List Price (at the time of sale), SP = SOLD price and CDOM = Continuous Days on Market.

By Greg PerryEastside Realtor NWMLS Area 530, East Bellevue has improved from a Buyer's advantaged market to a BALANCED market.  Residential absorption rates averaged over the last seven weeks show that 530 is holding 23.7 weeks of inventory.  The last 3 weeks have shown strong inventory absorption, especially in the lower price ranges.
Like other Eastside areas, high end homes (over $900,000) continue to be soft.  In the last 7 weeks, there were only 3 sales in the price range above $900,000 out of an average of 55 ACTIVE listings.  Nothing in this area over $1.5 million sold during this period.  Area … (0 comments)

Built in 1969, you may have also known the Paragon as The Thunderbird Motor Inn, Red Lion, Doubletree Hotel and Ramada Inn.

A favorite area for both canoe paddlers and fisherman, the sunken forest of Lake Sammamish stimulates even the non-dreamers imagination.  Did you know that the spooky old growth forest in Lake Sammamish is attributed to a major seismic event that happened over 1,000 years ago?  Apparently there was an event so large that it moved an entire forest down the slopes of the south end of the Lake depositing an entire stand of old growth to the watery grave. Eastside Real Estate Market Statistics -- July 2007By Greg Perry, Eastside RealtorKing County's Eastside turned in a strong July performance for residential sales (single family homes) in  NWMLS areas of 500-600 in July 2007, Year over Year (YOY) Median prices were up 10.43% ($640,500 vs. $580,000). Inventory numbers showed 3253listings on the Eastside this year compared to 2,281 last year (Up 42.61%). PENDING sales for the month were only off 3.7% from last year (773 compared to 803 last year).  Overall inventory levels were about the same as 2003 levels.

bellevue: Friday's Did You Know? The First Bellevue to Mercer Island Bridge - 06/30/07 04:41 AM
Did you know that the first access from Bellevue to Mercer Island was across the East Channel bridge? The bridge spanned Lake Washington between Enetai in Bellevue and Barnabie Point in Mercer Island.   It opened on November 10th 1923.  It was only a small wooden bridge that lasted until 1940 when it was replaced by a second, more substantial bridge.  The old East channel bridge was in such disrepair towards the end of its life, school bus drivers used to make the kids get out and walk the rickety wooden bridge to cross.

When I was a child, I played with Erector Sets.  My erector set had cranes and I built steel buildings.  Bellevue looks like a real live "Erector Set"!
Over a dozen tower cranes are currently working in downtown Bellevue.  It's a city whose skyline is growing before our very eyes.  Here are some photos of the cranes of Bellevue in action.

To help brace for the record downtown construction, the city of Bellevue published this news release.

bellevue: Bellevue Traffic Map - 06/08/07 02:37 AM
If you live on the Eastside, you've been there with me.......sitting in Bellevue traffic!  Southbound traffic is particularly bad in the afternoons as the 520 commute merges southbound and traffic snarls in the Wilberton tunnel/ I-90 area.  I found this map the other day and have it on my computer desktop.  Now, just before I head to Bellevue, I pull it up to take a look.Here's the link: http://www.wsdot.wa.gov/traffic/seattle/

As with the residential side, Eastside condo inventory increased from last year.  In April 2006, the Eastside had 444 units.  April 2007 is showing 621 units for an inventory increase of 39.9%.  Pending sales are off as 2006 had 400 PENDINGS, this year there were 377 PENDINGS for a decrease of 5.8%. 
Normally we would think that if inventory is rising and pendings are falling, prices would fall. Median prices, however continue to rise with a whopping 24.5% increase over last year!  2006 saw a median price of $271,082 with … (0 comments)

Although inventory remains near historic lows, the Eastside NWMLS areas saw a 35% increase in inventory (2,661 units to 3,065)between March 2007and April 2007.  At the same time, PENDING sales were off 10% (1,231 to 1111).     Despite building inventory, MEDIAN prices continue to rise.  Year to year MEDIAN prices rose to $655,946 from $621,544 last year for a 5.5% increase.
Interestingly enough, the average LIST price for ACTIVES in March 2007 was 639,801 and in April dropped to $619,208.  Does this mean that the MEDIAN prices are poised to dip?  … (0 comments)
