LinkedIn connections get business, does Active Rain produce business or just sharing of information?

I am so happy that you can join so many groups through LinkedIn. I have been
connected now through 41 different groups in LinkedIn and at our monthly MEETUP
I hear testimonials like an architect receiving a huge contract only through his
connection on LinkedIn.

What is great about social networks is connection with others, but what is the best
in them is doing more business as a result. Active rain is great, but how many of
you have actually received direct business from Active Rain? Is information all that
Realtors are looking for to share and to get or is business a bit part of Active Rain?

I'd love to turn my Active Rain into doing more business and would love to hear
what is working for everyone here. I love it here very much but I'm trying to
go after things in 2010 that REALLY WORK.

Duty of a Realtor goes way beyond just buying and selling....

When you first get your license to be become a Real Estate Professional many
times you have no idea of what duties you are taking on. Well, you will learn
very quickly as you get started that we do many things, we wear many hats and
we handle many things. Like what you may ask?

1. We are teachers - we assist buyers with step by step process of buying
     the right investment.
2. We are consultants - we advise our investors of best investments to purchase,
     we assist them with financing, etc.
3. We are decorators, designers and advisors - we help stage the home, we
     point out things that sell best, we help decorate and prepare home to look it's
     best.
4. We handle part of the appraisal process through our Broker's opinion, comps,
     pricing, etc.
5. We are good listeners and counselors - we help many sellers during their
     divorce process, partnership breakups, companies going bankrupt. It takes
     sympathy, empathy and emotional involvement with our clients to make sure
     we have their best interest in mind.
6. We are service providers - we provide help with locksmith, loan process,
     inspection process, utilitiy information, school information, vendors information,
     immigration, legal, carpet cleaning, septic tank service, designer, architect,
     moving company, roofing, handyman service, etc.
7. We are friends - we don't stop at closing. Our clients build trust with us and they
     call us even after closing. We attend their house warming parties, meet their
     friends, their family and their co-workers.
8.  We are translators - with our foreign buyers and sellers we help translate in their
     own language and we provide them with help in their own communities.
9. We are great source of referrals. We assist our clients when they need to find
     spouse employment, job referrals or other referrals.
10. We are relocation specialists. When clients transfer to another city or to another
     country we help them find Realtor in the new area. We are connected through
     our affiliations and we can help with many other services in the area they are
     relocating to.

Most of our we are Professionals and we are Realtors which we are very proud of.
I personally feel very proud to be a Realtor and I'm proud of many thousands of
past clients that I have relocated and helped relocate to another area. I price myself

Young People today have a Child-Like Attitude...

I went to University of West Georgia today to see my son Michael perform in a concert.
I spent the afternoon and evening surrounded by young people. Some of them studying
to be a doctor, some languages, others want to be professors or teachers.

What I find amazing is the child-like quality in these 21 and 23 year olds. They still have
this NAIVE and SWEET outlook on life. I wish I could protect them and let them keep
this for many more years because when they get out there in the real world of dealing
with stocks, money, paying bills and today's economy, this SWEET outlook will be
replaced with STRESS and having to focus on hard WORK and lot less play.

I think by surrounding yourself with young people today you laugh more, you have
more trusting outlook and staying young attitude. I hope to visit with these students
again soon and it was great to laugh, to enjoy the evening and to relax in a totally
different athmosphere. I loved it!

The Best of NAR 2009 Expo - Real Estate Technology

NAR each year is always packed with great sessions, speakers, topics and presenters. There's no way to see and do it all! One of my favorite parts of the Convention is walking around, meeting people in the hallways, hugging old friends and shaking hands with new ones. This year, William Shatner was one of the special guests at NAR, but unfortunately, I didn't get the chance to sign him up on ActiveRain.

My absolute favorite is "cruisin" the EXPO and seeing all the "NEW" stuff that's being displayed. Many of the tools and services presented will have an affect and impact on the ways business will get done now, and in the future.

To See the more than 375 Booths and vendors that were there, here's an interactive floor-plan you can visit.

NAR always brings back some of the same vendors you see year after year, but I still like to stop by and see them, and how their products have changed or improved. Then there's all the new technology stuff I haven't seen or heard of yet. When I found a booth or vendor with a name I didn't recognize, or if they that had something I hadn't heard of, I'd ask them, "In a sentence, tell me who you are, what you do, and what does your company provide?"

I am so pleased that I can offer my clients something very different and something that makes me stand out as the "Purple Snowflake" in my real estate business.

Making Sure Your Customers Are Really Satisfied!

Making Sure Your Customers Are Really Satisfied
Thank you so much Bob Corcoran for sharing this with us.

Have you ever thought of using a satisfaction questionnaire to keep in touch with your clients? According to Businesstown.com, most unhappy customers will not complain directly to the business they are unhappy with. Instead, they will complain to everyone they know while taking their business to a competitor. To counteract this possibility, businesses are increasingly making follow-up calls or sending out satisfaction questionnaires after a sale is made. If you go to Walgreen's, Red Lobster, or JC Penney's, you will find a number on the receipt to call to complete a customer satisfaction survey.

You might consider sending out a survey to clients who have completed a transaction or even to prospects who have received a few months of your emails. Your questionnaire can be very simple and straightforward, and if done right, the survey can convey that you care about your service and want to improve it. This means that you may ask customers questions that can be answered by checking choices like "Very satisfied," "Somewhat satisfied," or "Not satisfied," but you also offer them a chance to voice an opinion about why they made the choice.

The responses to open ended questions can offer insights about what you do right and what needs improvement. It may spotlight employees who did a great job. If you follow up on your negative or lukewarm responses, you can pave the way for repeat business or at least soften the anger of a customer who feels he was mistreated. Often, even a customer who was unsatisfied with aspects of a transaction can be pacified with a call that attempts to make things right or at least offers an apology.

Make sure you are prepared to act on negative responses. Nothing turns a customer sour faster than to complete a questionnaire voicing dissatisfaction, only to never be contacted by that company again. On the other hand, businesses who promptly follow-up and resolve customer complaints quickly are finding that those customers are more likely to do repeat business than the average customer who does not have a complaint.

MEETUP was a word that I heard for many months before I finally took a look at it and realized that this may be a new way for me to meet new people, network and share leads with them.

I told one of the agents at my office that we are going to schedule our own
Investors Meetup Group for Johns Creek/Duluth and Alpharetta, Georgia. We set it up in a restaurant and I said either someone will show up or she and I will enjoy a wonderful dinner together.

Well, here it is a year later and we have over 288 members who thought this was a great idea and joined us. Now we meet on monthly basis and what is happening is that relationships have built and we are doing so much together. We have speakers, we network, we have a wonderful lunch and it's a win-win benefit for everyone.

Green Homes, Green Buildings, Green Investments!

GREEN, GREEN, GREEN!

Money is GREEN but now everywhere you look builders, developers, investors are talking
about the new buzz word "GREEN". Green Buildings, Green Homes, Green Communities!
I went to visit a new development last week and the developer/builder took me on a tour
of his homes with more natural light, green materials and built to the green specifications.

I know that every BUYER that invests in a home today will get more for their GREEN! They
will get GREEN because these homes are more efficient, they have tighter materials, they
offer value for your GREEN!

I have now attended two conventions for CREW (Commercial Real Estate Women) where
I learned about the developer/builder utilizing LEED Standards. I want to be knowledgeable
so that I can assist my clients in today's market to give them GREEN for their money and
my knowledge and expertise.

The question is NOT how much more does GREEN cost? The question is how much GREEN
can we be with our today's budget and how much GREEN will this give us over the years?

It's truly remarkable. I discussed with one developer how schools are now built GREEN.
Manufacturing companies put more skylights so that employees can have more natural
light, therefore, they work more efficiently. Children in GREEN schools are more alert.
I flew thru the Paris airport and noticed that they were planting GREEN plants on their
hangars. The carpeting they now install is GREEN, it is supposedly static free and has no
chemicals that are dangerous to us.

We better watch out! Pretty soon our neighbors will be turning GREEN with envy if they
see how much GREEN we have in our homes. So my advise to you is, don't be mean,
GO GREEN!

Retired - Active Seniors - Adult Communities - Staying Active after 65

Yesterday I tried to sit down with my dad who just retired and teach him how to
use a computer. My dad still is resisting. He has retired in January of last year
and he is very bored at home. I thought finding ways to google interesting
subjects, visit his home country of Czech Republic would interest him. Well,
he watched me as I showed him what to do and how to do it and then said
NO... I don't think this is for me.

My dad is old fashioned and he's from the old school! That's o.k. I am patient
with him because when I was growing up he was patient with me. The role
somehow changes as we age. We think we know more than our parents but
in reality, we don't. I only want both of my parents to stay active seniors and
active adults. I will always be there for my parents. I'm also from the old
school. I don't believe in putting your parents in a retirement home. In
my country, Czech Republic, children always took care of their parents.

I have visited many of the adult communities because of my real estate
profession and knowing that this is the future in real estate. I am pleased
to see our adult seniors very active. Just last week I heard of a couple that
lives in one of the Parc communities in their eighties that they walk up the
stairs each morning up to the 19th floor. That's incredible! Congratulations
to them. Let's all stay active, let's all do our part to take care of our parents.

Johns Creek Chamber Event....

What an incredible event at the Belk Store at the FORUM in Peachtree Corners.
Members of the board dressed up as models and showed off latest fashions at the Belk.
It was educational, funny, entertaining and a blast.

I have met so many different people from all walks of life. Photographers, Financial
Planners, Gourmet Chefs, Hairstylists, Chiropractors, Advertising Magazine Owners,
Realtors and many others.

When I walked away I felt inspired, excited to do business in Johns Creek, GA.

I have always looked at things in a different light. I was given a God given talent
to see things not for what they are but what they can be. That is why my success
in selling real estate for 30 years is directly related to this talent. I have SOLD
homes that other Realtors could not sell because I marketed them in a unique way.
I created POWERHOUSE plan when things were slow and were not selling. I joined
organizations and networked so that my sellers would get exposure to their listings
not just locally but nationally and internationally.

I have SOLD churches when other agents laughed at me when I told them I was
a "Church Specialist". I resold a Romanian Baptist church to a Japanese School. I
knew that the school needed large room and the sanctuary was perfect for graduation
services. Sunday School classrooms became school classrooms. It all worked out
perfectly. I have turned old car lots into church parking lots.

I have SOLD land and lots to huge developers and it all started because I was willing
to start with a small lot which led to larger tracts of land. I went overseas to represent

When I tell my story at conferences I have been told to write it all down. That is why
I started writing my book called "How I became a Purple Snowflake in Real Estate".
It's a book sharing unique approach to selling real estate.

It's funny - I have posted a brief note on Facebook about it and I have already
PRESOLD copies. This has inspired me more to finish the book and share it with
my colleagues, my friends and my clients. So be on a lookout for it!

How did I sell the home for Brad Pitts? How we can sell homes for clients faster?

I have been very fortunate for many years to list and sell UNIQUE
properties and UNIQUE homes. Why? Because I use unique approach
to everything I do in real estate. I am different and I call myself the
"Purple Snowflake" in my market.

I was an International Property Specialist with CIPS designation back
in the early 1990's. I was #46 out of 800,000 Realtors to earn this
designation because I wanted to be different. I flew all over the
world to attend FIABCI (The International Real Estate Federation)
meetings, conventions, World Congresses and classes. I completed
my 5 transactions with Foreign buyers and then took the test. I waited
with excitement to get my CIPS designation. I will never forget the
HIGH I felt on the day when I received it. I learned then that when you
do UNIQUE things you get UNIQUE results.

When Mr. Brad Pitts called me and asked me to sell his home I was
very excited. I knew this was a ONE OF A KIND property! The home
was on the market for 2 years and I had to do something different.

I created a beautiful virtual tour www.BradPittsHome.com and started
marketing it through FIABCI broadcast e-mails, through my own
past clients, through my social media and through Proxio. I had
agents from Atlanta to Colorado marketing it on their websites as
well because of the GREATEST TEAMWORK I've created over the years
of SUPERSTARS in Real Estate. We all help each other. I showed the
property so my Czech clients, I marketed it to US, Canadian and
European clients. Seller agreed to pay a higher commission to get it
SOLD quickly.

I've had inquiries from Hawaii, Washington DC, Atlanta, Chicago and
all over about this home. I knew I had a great product, we just needed
a huge marketing campaign. We started to get many showings. We
had several prospects ready to make an offer. We had the local agents
very involved as well. A buyer from Florida ended up buying the property
and we co-oped on the transaction. It SOLD in less than 4 months.

Needless to say - our client Mr. Brad Pitts was very happy and SOLD
the home for the FULL PRICE. Another SATISFIED Customer! That is
My Goal with all of my listings!

I have started my own Meetup Group in Johns Creek/Alpharetta/Duluth, GA
for investors. Our groups has really grown and we try to keep fresh topics,
bring new tips to our members and generate leads.

What I've learned is: Everyone uses technology today and our group proved
to be HUNGRY for more information. That is why I started my research and
wanted to bring the BEST of the BEST technology tips to our members.

I brought two speakers last week - Devon Brown and Maritza Parra to give
testimonials about their own business and then share tips on how they
apply technology in their business. This led 11 of our members to go to an
event this weekend to learn more and go into detail about video, blogging,
flip cameras, writing articles, social networks, target marketing and easy tips.

I can honestly say - you can be learning while you are earning. The more
you learn, the more you make! The more your clients benefit from your
expertise, the more you add value to your service.

I am now going to write my book called "How I Became the PURPLE
SNOWFLAKE" in Real Estate. I hope you will enjoy my tips sharing with you
how YOU TOO can be different in your own market.

Sharing and now giving back is what my goal is for 2010. With only few
months left in 2009 I'm already planning my goals for next year.
