      <description>&lt;p&gt;The colors are changing in our corner of the state, the air chillier, the grapes are being harvested, Fall is here.&lt;/p&gt;
&lt;p&gt;The Real Estate market here appears to have hit bottom and has the slightest upward movement.&lt;/p&gt;
&lt;p&gt;Unit sales have been up due to incentives and just plain old "good deals". The Commercial sector has been a somewhat busy, offering investment opportunity.&lt;/p&gt;
&lt;p&gt;Residential range up to $150,000 is where the first time buyers are cherry picking the market.&lt;/p&gt;
&lt;p&gt;Many opportunities awaite the second home buyers, especially in the next six months. Many current owners are looking to shed the extra expenses of the retreats.&lt;/p&gt;
&lt;p&gt;Harbor Country and Southwest Lower Michigan's Lakes, Wineries, and charm are sure to assist values up quicker than other surrounding areas.&lt;/p&gt;

      <title>Home Buyer Tax Credit</title>
      <description>&lt;p&gt;&lt;strong&gt;Tax Credit for Homebuyers&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;First-time homebuyers who purchase homes from the start of the year until the end of November 2009 may be eligible for the lower of an $8,000 or 10% of the value of the home tax credit.&amp;nbsp; Remember a tax credit is very different than a tax deduction - a tax credit is equivalent to money in your hand, as opposed to a tax deduction which only reduces your taxable income.&lt;/p&gt;
&lt;p&gt;The tax credit starts phasing out for couples with incomes above $150,000 and single filers with incomes above $75,000.&amp;nbsp; Buyers will have to repay the credit if they sell their homes within three years.&lt;/p&gt;
&lt;p&gt;This along with great rates, vast inventory, and homes priced aggressively, say now is the time to buy and begin to build wealth in real estate.&lt;/p&gt;

      <description>&lt;p&gt;Hello all!&lt;/p&gt;&lt;p&gt;This is just a quick note to warn potential borrowers about those online or mailout mortgage &lt;strong&gt;deals &lt;/strong&gt;that look sooo good.&lt;/p&gt;&lt;p&gt;In most cases the rate/fees offered suddenly change before closing because of "unforseen issues in your credit, income, or assets, or other.&lt;/p&gt;&lt;p&gt;Typically the borrower has already paid some upfront costs and hates to loose that money by walking away from the deal, and continues with the transaction with a higher rate than promised. Many times those NO CLOSING COST loans came with a higher rate or&amp;nbsp;costs rolled into the new loan.&amp;nbsp;Sad, but true.&lt;/p&gt;&lt;p&gt;By writing this, I do not mean to target ALL non local lenders. It just seems to be a recurring theme for many.&lt;/p&gt;&lt;p&gt;Always consult a trustworthy&amp;nbsp;local Broker/Banker before proceeding with any of these offers.&lt;/p&gt;&lt;p&gt;Paul &lt;/p&gt;</description>
