Our most recent statistics for Atlanta homes sales for all areas in Atlanta metro were release last Friday November 21, 2008.  There were some interesting trends for all areas, but especially the area I work the most - North Fulton County.  First of all these are the areas that used to economically drive the city areas 13, and 14 (North Fulton - Alpharetta, Roswell, Milton and John's Creek).  Sales were off significantly in sales of sold homes single family detached homes.

Everyday I get calls from part time agents that are getting ready to out and show their clients homes that they found on my website Atlanta Best Homes.  They usually call before 8 AM, around lunch time, and at dinner time.  They are working another job full time, and expect someone else to help them in real estate.  They need to hold that thought and discuss that with their broker.  More often than not, they cannot figure out basic information about the home the buyer is looking at on someone else's website, and want the agent to just give them what … (44 comments)

Atlanta Home Sales Fall Again - Atlanta Georgia October 2008 Single Family Home Sales are in Steep Decline - 11/23/08 12:03 PM
The Atlanta MLS statistics were just released Friday November 21, 2008 for closed Atlanta real estate sale sold in October 2008.  The number of single family detached Atlanta homes sold - has fallen 38% from the peak in October 2006 and a decline of 26.9% from the same time last year.  What is more interesting to note is that this is the lowest sales amount for any October this decade.  When you consider the amount of Atlanta homes that are currently on the market and literally 28000 more agents than we had back in the late 1990's this is a disaster … (5 comments)

Bailout Loopholes! Has This Country Gone Mad? - 11/15/08 04:34 PM
I just finished reading a news story that broke within the last hour.  The story talks about an insurer company that wants to buy a bank so they can qualify for government aid!  The story mentions that Hartford Financial Services wants to purchase a Florida based Federal Trust Bank for 10 million dollars so it would make the insurer a Federally insured savings and loan bank!  When recognized as a bank...the company will be eligible to apply for Federal assistance.  If the Insurers plan works and they become a bank - they will be eligible for up to 3.4 billion dollars.  Sounds like 'wolves … (32 comments)

We Need More Bailouts! - 11/14/08 09:15 PM
Congress seems to have forgotten all the real needy folks in the country.  We have not yet bailed out the losers at gambling casinos across the country that lost their entire last weeks wages with one role of the dice.  We also forgot those that placed their life's savings on on a 30-1 long-shot at the race track that never quite made it outside the starting gate.  The race horse "Sudden Death" seemed like a sure thing, but now the race track bettor is broke and will need to have their lives mended again at the benevolence of Congress and the US Taxpayer.

Has the Post Election Bounce Dissappointed You? - 11/14/08 08:52 PM
I don't know about you, but the post election bounce in my opinion in real estate was pretty anti-climatic.  In fact, any enthusiasm that should have appeared with a new administration.... if they are still celebrating they don't seem to be on any spending sprees! In fact, any jubulation seems to have been short lived.  Walls Street instead of celebrating seems to be shedding even greater losses.  Many investors that I personally know that have investment properties have confided they are trying to unload their holdings - they are afraid of changes in capital gains.

It is said the road to hell is paved with good intentions.  I am of the belief that is also paved with bad listing prices, and no price strategy.  There are homes that could sell, but the sellers have the wrong advice and miss the mark.  This is a real estate market that we cannot price the home on what they were selling for last year, 6 months ago or even 3 months ago.  Homes must be priced ahead of the curve.  If priced too high, sellers may miss the last train out of town.  Their home or property will not … (9 comments)

Every agent in real estate occasionally is blessed to sell a home and get both sides of the deal, but what about the agent that does this all the time?  There is something wrong with this.  I'm sorry, but the longer I am in real estate the one thing that gets me crazy are unethical agents. Here are some great photos of our Dahlonega  Georgia Day Trip of the town of Dahlonega.  The scenery and colors were just overwhelming yesterday!  The air was warm, dry, the colors were very vibrant.  Many other folks must have had thesame thing in mind to enjoy the beauty of fall in the North Georgia Mountains!  Dahlonaga is about 75 North of the city of Atlanta Georgia.    The Blue Ridge mountains start to really rise there as you move north into Appalachia,  The town  of Dahlonega itself is small, but so beautiful!  The saying "There's gold in them that hills" was about Dahlonega Georgia.

I told everyone that Ellen and myself were taking off yesterday on election day to get away from all the news.  We took a short fay trip up the Georgia 400 to Dahlonega Georgia in Lumpkin county.  Dahlonega is a very old historic town in the USA!  US Gold coinage was mined and minted there prior to the beginning of the Civil War.  It was a great place to get away from all the noise of the news, and just part take in the beauty of the season. Circuit City Pulls Out of Atlanta Completely! - 11/03/08 12:04 PM
Tough times mean drastic measures for all!  I just read the business news announcement that Circuit City is pulling out of the Atlanta market completely.  That is a sad thing.  I do not do a lot of shopping for electronics, but when I do I do shop the bigger ticket items from their stores.  They are very competitive in pricing, but will also beat the price of the competition.  I liked that.  With their announcement today, Circuit City - will shut 155 of its 700 stores in 55 U.S. markets. I wonder why Obama and his minion keeps moving the bar downwards for taxing the rich?  First it was all those earning over $250K.  Then it is those earning over $200K.  Then 150K!  And now those earning over 120K are considered rich!  So which is it Obama?  Can't you even keep your own tax policy straight?  Or do you really just want to tax everyone with a real income?  I wonder if you are elected next Tuesday what will be your new tax target victims be?  It seems everyone will be paying a lot more taxes with you in office!

Has Your Market Slowed to a Crawl? - 11/01/08 02:12 PM
It seems like in the past few weeks..between the gyrations of the stock market, rising mortgage rates, the peak last month in oil prices, the impending elections and negative press...that buyers have taken a major vacation.  The phones, and Internet inquiries for the last weeks have been dead.  In spite of all the money thrown at the economy, the Fannie Mae & Freddie Mac bailout, bailouts on Wall Street, the increased FDIC coverage on insured accounts home buyers are almost no where to be found unless the property is a foreclosure or at a give-a-way price!  Are you seeing this in your market?  … (40 comments)
