pricing: Next! Seller's Aren't Fun Anymore! - 02/19/10 10:42 AM
I went on a listing appointment recently in a neighborhood where the homes were at one time priced over $400,000. Keep in mind, that in this economy, even the $100,000 houses have to be outstanding and have granite kitchens because the short sales and foreclosures have taken prices down - in every neighborhood including

Home Sellers Falsely Believe They Know Better!
There are always choices in life and solutions to almost every problem or situation…unless the door to dialogue and reason are closed by those we hope to enlighten. As real estate agents, and brokers we do not own the goods we buy or sell.

pricing: Atlanta Average Home Prices - Average Home Sales Prices - 01/26/10 12:45 PM
The most recent numbers for closed December detached single family Atlanta homes were just released from our Atlanta MLS this past week. I decided to compare this average sales pricing to the same time-frame in preceding years. It was interesting to note that the peak in price was $261,023 for December 2006.

CMA's Can Be Faulty on Price!
A Comparative Market Analysis or CMA is definitely a tool for educating ourselves regarding pricing, but it's certainly not as in depth as an appraisal. Matter of fact in some states like Maryland all CMA's must have a disclosure stating they are not an

Yes is a market when sometimes you stumble across a listing that seems familiar, and yet you cannot believe the home has never sold since the last time you've shown it. It is kind of scary when you think about it. You have no psychic abilities, yet something seems to be

Ways to Sell A Home Quicker.
Don't listen to the agents that
say "Homes are not selling!" They are. Maybe it is just their listings
that are not selling. Sellers need to listen to the truth, and act.
Too many sellers are listing with agents that promise a cheap commission,

pricing: Spring Real Estate Markets, Are You Ready to Sell? - 01/25/09 10:46 PM
The end of January is approaching fast, and based on my observations I realize a lot of sellers are going to try to get a jump on the spring market. Will they sell their Atlanta home, or just list it? What does that mean? It means that more sellers will be listing

pricing: Are Real Estate Market Improving or About to Get Worse? - 11/18/08 12:11 PM
Organic sales (direct sales from sellers to buyers) are way down while foreclosure and distress
sales increase in percentage of their market shares. Sales increases
may be viewed as good news by some, but what is taking place is a near term
push downward on prices as stagnant bank assets

pricing: Strategic Pricing and Homes that Do Not Sell! - 11/14/08 10:02 AM
It is said the road to hell is paved with good intentions. I am of the belief that is also paved with bad listing prices, and no price strategy. There are homes that could sell, but the sellers have the wrong advice and miss the mark. This is a real estate

I know there are loads of hot topics in real estate these days for selling homes. Obviously with all the inventory on the market, most agents and sellers do not know what they are doing. Craigslist, professional staging, Search Engine Optimization, web placement, videos, agent bonuses, increased commissions all play a

pricing: The Price is Right! - 05/05/08 11:14 PM
It has been said that everything in this life has a price. For real estate sales, let's call it the "Right price!" When things are priced correctly, all things are able to be sold. Equilibrium is the point in which the seller agrees to sell and a buyer agrees to buy.

The hardest words to sell an enthusiastic Atlanta home seller is, "I really dislike being the bearer of bad news, but you are not going to sell your home in it's current condition!" It could be a real downer to the homeowner that has worked feverishly on a variety of projects

The current Alpharetta real estate market is off in sales almost 50% vs. sales in the same time period in 2005. Some Alpharetta homes are still selling, but pricing is absolutely critical to the sale. A home needs to be priced at market with out padding the value by any amount.

Over the years of listing presentations, and Free CMA's, it was not uncommon to walk the home with the seller, and reconcile pricing with the current state of the home. If the home needed tips on improving the sales price, or for selling quickly it would be done at that time.
