YOU MAY QUALIFY IF:
1. You presently have a Non-FHA adjustable rate mortgage.
2. Your Non-FHA adjustable rate mortgage adjusted within the last two years, causing your rate, and payment to increase beyond your income or financial means.
3. You made all your payments on time for the 6 months prior to the rate, and payment increase, of your Non-FHA adjustable rate mortgage.
4. You are not in BK, and, you did not fall behind for personal reasons, other, than your Non-FHA adjustable rate mortgage increase.
* You are allowed to be in foreclosure, or forbearance (payment arrangement with your lender), as long as it is due to the rate and payment increase, of, your Non-FHA adjustable rate mortgage.
* FHA loan limits WILL apply for the state and county of your properties location.
* Owner-occupied properties only
* Rates vary between 6.75 and 7.5%. 30 year fixed.
* Loan to values up to 97.7%. If you owe more than your property values worth, your existing lender is allowed to carry back a second mortgage for the balance in excess of the 97.7%, or, you are allowed to negotiate a short payoff of your existing mortgage, if applicable.
* We are licensed in all 50 states, should you, or someone you know, be able to benefit from this program.
*If per these guidelines, you feel you do not qualify for this program, we may have an alternative program, depending on your current equity, income and credit situation.
