Derwood, Maryland shows surprising decline in median home prices for 20855.  While there is new construction in the Derwood area, prices are showing downward pressure in median homes prices.   Derwood is located east and north of Rockville, Maryland and surrounds the Shady Grove Metro station which is the last stop on the Redline on the western side.

Prices in Bethesda Maryland are holding steady even if the interest Rates have caused a hold back in the overall Montgomery County, Maryland marketplace.   This is an opportunity for buyers to make offers without the significant competition of the Spring Marketplace.  Median prices for 20816 rose slightly and 20817 fell slightly.  However, year over year, prices in 20816 have risen while 200817 is level.

Dog flu has entered into the Washington, DC area with reports of several dogs being infected and at least two deaths were reported.   Vets urge people to pay attention to their dogs and consider vaccination against this dog influenza.   If you think your dog has symptoms getting them to the vet early can save their life.   The symptoms are similar to those in humans, sneezing, fever, coughing.    Younger and older are particularly at risk as well as those dogs that play with other dogs at daycare, kennels, and dog parks.

Why should someone use an appraisal contingency?
It is a good idea to use an appraisal contingency when you are getting a loan.   The buyer may still qualify for the loan, even if the house doesn't appraise and the buyer may be expected to use more cash than anticipated at settlement.  
 
Buyers: Some people recommend to drop the appraisal contingency to be competitve in a multiple-offer situation; but make sure that you are willing to live with the consequences.

Neighboorhood Blight is unfortunate.  Sometimes people loose their homes is an unfortunate consequence of the real estate market bubble everywhere in the country.
There are many communities that have funds set asdie to buy and/or take care of homes or programs to assist the homeowners.  Most often the banks that are letting homes languish on the market by not wanting to foreclose on them.  
Blighted homes are not good for communities or the house itself.  They are the fault of a overheated market and circumstances that otherwise, would not lead to neglect.

PRIVATE UTILITY ASSESSMENTS are growing in Montgomery County, Maryland as builders who are asked to fork over upfront funds for infrastructure development costs are creating these private utility assessments to push the cost onto buyers that is financed over many years.
In Montgomery County, MD the seller is supposed to disclose these private utility company assessments, but sometimes they forget about it (even though there is an annual bill) or don't understand their relationship to the sale of their home.
So how are we supposed to know if there is a private utility assessment on a property?

Capital PC Users Group accepts working computer equipment and printers as well as software donations in their Rockville Maryland facility.  
The equipment is evaluated and volunteers (both experienced and those getting experience) make upgrades and test the equipment.   
Hardware is donated or provided at a low cost to benefit community-based organization.

Many Government buildings and all the Monuments have been closed - and the National Cathedral.  I am sad to report that one of the spikes of the National Cathedral (which I just looked at yesterday as I drove by) broke off.   So sad, it is an area landmark - one of the tallest in the District of Columbia.
The metro is operating, but has slowed down to less than 15 miles per hour.  So it will be a long and slow ride for metro commuters.

I would really like to know how the Earthquake in Virginia prevented our cell phones from working properly.   I called and called and kept getting different people then the one I was calling.   At first I thought I was losing my mind, but obviously it is not me.   Many people reported their cell phones were not working at all or couldn't get any calls.   The news says the cell phones are jammed. 
The polite rule is if you don't need to use your cell phone don't and let those who need to use it call.

ALERT IN BETHESDA, MARYLAND - A gunman is on the loose in Bethesda, Maryland.  Shots have been fired according to various reports.  The exits for 270 are closed in both directions for the Old Georgetown Road exit and Walter Johnson High Schools is a code blue emergency as the incident appears to be localized in that area.  
The police are searching the general area and are seeking a male in his 30s - it is believed to be a domestic dispute, but the police believe the suspect to be still armed and dangerous.

Buyers think that the nice builders will give the extra money to them. The builders have marketing buiilt into their bugets and the agents are marketing expenses.
The agents know the questions to ask and the items that aren't really included in their "price", competing projects, and also the fact that they will need not one home inspection, but several.
Even if you are paying the agent yourself, that amount of money is not much compared to the price of the house.

Was that a tornado?  Apparently almost!  According to some neighbors it was a bonafide tornado.  The community which is in central Montgomery County, Maryland took quite a tumble yesterday, during a brief but powerful storm that literally ripped through the subdivision.  The were literally dozens of trees down and uprooted, miscellaneous property damage, and telephone and powerlines down.  However, power to the community at large was active as is typical during storms.   "This community rarely loses power" said a neighbor.  Another neighbor is quoted as saying "it literally took the tree up into the air swirling it around before it dumped … (3 comments)
