The Washington, DC real estate market is changing.   Not in the way that anyone expects.   People remember the days of multiple contracts and giving up all the contingencies to get their contract through.   The frenzy is out there, but only for listings that are very attractively priced.   

Sometimes just waiting for the right buyer (and it could be a VERY long time) is a good strategy and will result in a price the market otherwise wouldn't bring.

The strategy depends on a lot of things: location, price, condition, ammenities, competition, marketing exposure, and cleanliness.   Working with an experienced agent, they can help you position your home for success.   

If you do everything right, and the market is not accepting your price, then you need to either wait, or find a price that the market will bring.

The market changes every day and buyers, sellers, agents, need to change with it.
