Part of being a good neighborhood realtor is staying involved in the community. Recently I became the realtor sponsor for our brand new Westover Farmer's market (more to come on that).
In a couple of weeks my 13 year old pup and I will once again be participating in The Walk for the Animals. The Walk raises money for the The Animal Welfare League which places homeless animals and participates in answers calls for injured wild life.

If we look at a review of November's real estate statistics we'll see some numbers worth taking a look at.
These are year over year #s:
Closed sales were 167 as compared to 2009 at 267, down 37.5%
Pending Sales are 224 as opposed to 223, pretty much unchanged
Percentage of sales price to list price is 95.4% from 96.2% down .9%
Single family homes on the market are 213 down 9% from 234
Townhomes are 449 down from 456 a 1.5% reduction.
Median sales price up to $500,000 from $475,000 an increase of 5.3%

Woohoo! The Arlington county board just approved the addition of a Trader Joes. It will take up the first floor of Clarendon Center located at 3030 Wilson Blvd. For those that live around the neighborhood this is awesome. It will be over 10,000 square feet. I love Trader Joes and will often travel to Falls Church to shop there. Not sure how Whole Foods feels about this competitor being in the 'hood but I think they compliment each other. Plus...for the consumer competition is a good thing.

When selecting a settlement agent of course you want to make sure that your clients are not overpaying. But.....you also want to make sure that the company can handle difficult transactions and/or difficult people.

Yesterday Arlington county issued a press release regarding the new budget an real estate market.
Depending on how you look at it, it's good or bad so maybe we'll call it Gad News.
From the release, all indicators point to a stabilizing real estate market. It is generally flat (Good news or bad news? Gad news) but there is the possibility of a small increase in assessments (good or bad?....Gad). An increase in assessments would be good news for the budget which again is indicating a shortfall of $25-35M, but maybe not as good for taxpayers. However, the shortfall is much less then last year (Good).
