real estate: Thoughts on NoMA - 11/11/09 02:02 PM
A few days ago, I was interviewed for my thoughts on NoMa, which I think is going nowhere but up. At the moment, not quite the neighborhood feel, but some parts are already having a nice feel, other parts are moving up.
The story was in the Washington Examiner. If you'd

real estate: Help with Searches - 11/11/09 01:58 PM
So often, buyers will ask that I recommend a search site. There are many many many.
My first criteria is the site be current as often clients will ask me about a listing which was sold several weeks ago, leading to a frustration.
My second criteria is ease of use, some

real estate: Buyers, 2009 - 04/10/09 06:10 PM
Hi all,
This note applies to people who want to buy in 2009, and to people who want to sell in 2009. The logic simply dictates when you start buying or when you choose to put your home on the market.
This note also only applies to buyers who are first-time

real estate: Post Crash Geography - 03/19/09 02:11 PM
[yes, I've been swamped for the past month; not at all what you'd expect from Realtors®]
I don't 100% agree with the recession simply because while I fully see it's impact, I also see many people who have not been impacted, and I see several neighborhoods where prices are stable (though,

real estate: More Bailouts - 01/07/09 01:45 PM
I came across an organization today which may have a good idea.
I'm not an economist, and I didn't support the bailouts, but at some point, I've come across to the other side. However, it does seem like the current economic distress did start with housing, and I've not seen those

real estate: Auctions - 12/23/08 01:08 PM
Auctions…they are just so 19th century, right? Several months ago, I went to one with a buyer, for a home she had in mind in Reston, VA. She had a budget. Auction bidding went right past it. She eventually got a home on the street that she also loved, though at

real estate: Open House & Marketing - 10/23/08 03:08 PM
I prefer not to speak ill of other agents, I just don't want the karma to boomerang back to me.
A few weeks ago, another agent overbooked him/herself, and asked if I could hold one of their Opens. It was a favor that I could eventually call back, and in the

real estate: Neighborhood Comparison for Out of Towners - 10/20/08 03:46 PM
I found this site today, Neighborhood Comparisons by Homethinking.
In viewing a few comparisons, I'm not sure it's fully one I'd agree with, though they seem to be matching neighborhoods based on social profiles rather than architectural or transportation criteria.

real estate: DC Homebuyers Tax Credit 2008 & 2009 - 10/14/08 05:30 PM
For several years, first time DC home buyers have been eligible for a $5000 tax credit.
With the recent passage of the 2008 Economic Stablization Package signed last week by Congress & the President, this provision is extended until the end of 2009. You can see this on page 14 of

real estate: Market Stats - 09/15/08 03:48 PM
From Business Week, yet another survey.
Certainly, every week, minimally, someone else releases more statistics. While I don't know where these stats are from, I'm not sure this set means much.
Arlington, VA did make the list, as Business Week's 18th fastest housing market in the country currently. Sure, but this

real estate: "The Next Hot Spot" Washington Business Journal - 08/28/08 10:44 AM
Just published, though I'm not sure how the Washington Business Journal selected the neighborhoods. The metrics are listed, but why would Capital Riverfront or Brookland not be included? I'm in agreement with some, and not fully convinced of others. The thinking is aligned with Richard Florida, who is becoming the Jane

real estate: Doing Business in Virginia - 08/20/08 04:48 PM
Once again, Virginia nails the top position in Forbes list of "Best States for Business".
Maryland is #12, and DC...well, DC didn't get tabulated, though it would certainly be in the lower quadrants.
While I don't have much use for generic politicians, Virginia has had a number of pro-business people, including

real estate: Buyer Agent Selection - 07/25/08 05:45 PM
You must interview your Buyer's Agent Buying a home is stressful enough w/o also having to stress about your Buyer's Agent.
1. Recommendations, not of agents who work w/ sellers, but of agents who work with buyers. Same industry, different perspective.
2. Spend some time online, gather intelligence about

real estate: Buyer Agent Roles - 07/25/08 05:35 PM
Situation: a buyer (aka "the client") asks her Buyer's Agent to write an offer for less than asking price. The buyer is a friend on the West Coast who put this question to me.
Response: Buyer's Agent delivers 3 comparison sales: 24, 12 & 4 months prior. Agent also argues that

The DC Chamber of Commerce has just published their 2008 State of the Business Report.
It's fairly predictable in that while there is a national economic slowdown (or use the R word if you wish), the local area is somewhat protected by Uncle Sam and a diverse economy. Notes of caution

real estate: Current Market Views - 06/23/08 01:38 PM
You can tell it's rather hectic, as I've not had the few moments to even put a few thoughts here.
"Hectic" in these current times is good as that means things are moving. However, most buyers and sellers are in home purchases which need extra love & care. For instance, one
