Newport Coast Home Prices - 09/24/10 01:30 AM
Newport Coast Home prices have continued to drop. Just this past week they did go up a bit but there still needs to be a considerable shift in demand before we see a significant change in pricing.
Last week I attended a foreclosure seminar and in Orange County, Newport Coast and Corona Del Mar were the 2 areas with the highest change June to July with foreclosures. While these 2 communities are very desirable and usually attract affluent folks, they have been hit by this horrible economy too!

A new listing just came on the market a couple of days ago in Dover Shores. This Dover Shores View home has incredible views of the back bay and ocean. It is located on one of the more desirable streets in the area. Dover Shores is a very desirable community due to its views, private beaches,proximity to ocean, shopping, restaurants, and the very popular Mariners Elementary.

Newport Heights is a very desirable community in Newport Beach. The area consisit of Newport Heights, CLiff Haven, and Kings road. If you are interested in Newport Heights recent sales take a look at the following: Active Listings: 40 In Escrow: 9 Sold in the past 90 days: 9 This neighborhood is very close to the beach, shopping, and many upscale restaurants. Some homes are old but many are new. The area was built in the early 1940's but many homes have been torn down to the ground and big beautiful homes have been built. In August 4 homes sold in the Dover Shores community, actually they were all in the Baycrest tract, but many refer to the entire community as Dover Shores. The sales were the following: 2028 Highland 3bd/3bth 1729 sq. ft $857,000 1828 Leeward 4bd/3bth 2325 sq.ft. $985,000 1529 Mariners 5 bd/3bth 2198 sq.ft. $1,189,000 2018 Nautilus 3111 sq. ft. $1,275,000 It's amazing to me that homes in this very desirable neighborhood are selling so low. I remember when a home like 1828 Leeward would have sold around $1,300,000 with multiple offers last month that house sold for $985,000, There are so many opportunities (0 comments)

Should I buy now or later? I get this quiet often. Many folks think that prices may drop. Yes, I agree they may, but who knows for sure. What many buyers do not realize is that while prices may drop, interest rates will more than likely go up! I work in a highend market, in Newport Beach, Ca. Let's just say you purchase a home today and take out a $1,000,000 loan. This is a typical loan amount here in Newport Beach. A 30 year fixed loan at 5.25% today would make your mortgage payment about $5,522 a month. Lets say next year rates go up just (1 comments)
