Google Gives You An Early Christmas Present

In a press release yesterday, Google, Inc. announced that they are giving away free Wi-Fi access at airports around the country this holiday season. The free wi-fi will be available at 47 Airports around the USA including Las Vegas, San Jose, Boston, Baltimore, Burbank, Houston, Indianapolis, Seattle, Miami, Ft. Lauderdale, Orlando, St. Louis and Charlotte. Not on the list, however, were major market airports such as LAX, O'Hare, Kennedy, Dallas and Atlanta.

Virgin America has also announced that during this same time frame, they will offer free wi-fi to all of their passengers.

This nice free gift comes at a time when airports are crowded, flights have been canceled, lines are long and tempers are short. Having free wi-fi is a wonderful treat for weary travelers...now if you can just find a place to plug in your power cord as your battery id dying!

Droid Phone - Finally Some iPhone Competition

I just got a look at the new Motorola Droid phone available through Verizon. The much hailed device was released to the public on November 6, 2009 and my son, who works at a Verizon retailer, was one of the first in our area to get one. Naturally, dad had to spend a few minutes playing around with it just to "see if I need one"! I think there is one of these in the near future, as I recently signed a 2 year contract with Verizon so buying an iPhone and signing up for another cellular service would not be prudent.

Still in the early stages, there are tons of "apps" already available with more on the way. The operating systems is Android, which has already been used on the Google phome from T-Mobile, and is the improved 2.0 version so it has many of the early kinks worked out. As with the iPhone, the apps are what really make the phone useful. Along with the GPS system built into the phone, applications are available which incorporate Google Maps to plot your current location and then help you find your way to any destination. There's even an app that lets you virtually walk down many streets in conjunction with Google Earth. I can see this as a valuable tool for real estate agents and their clients and I'm sure there are many more apps ready to go or soon to be developed that will make our jobs even easier.

Real Estate Definitions - Part 2 - Define Short Sale

Short Sale - A short sale occurs when real estate is sold for an amount less than what is owed on the property's loan. The financial entity holding the loan accepts less so it is referred to as "short" of the amount due. A short sale requires agreement of both the seller (the person who originally purchased the real estate) and the financial instution holding the note of the short amount. While these types of sales are currently VERY popular, they are usually anything but short in terms the time required to reach agreement of all parties.

Since there is no standard procedure for a financial institution to settle a short sale, it is often difficult to to determine if the sale will be successful. While some have completed the transaction is a relatively short period of time, other have dragged on for months, while others have ended in foreclosure even after an extended period of negotiation.

Real Estate Definitions - Part 1 - Define REO, Foreclosure, Bank Owned

Let' s begin this series with terms that are the topic of nearly every real estate conversation these days.

REO, Foreclosure and Bank Owned are terms that refer to the same thing; a property (also referred to as an asset) that has been taken back by a bank or financial institution due to default on a loan or debt that was secured by that property. While a foreclosure is actually a legal process, it is also used to describe a property that has been through the foreclosure process and is aslo referred to as a REO (Real Estate Owned) or Bank Owned.

When these properties are listed for sale by real estate agencies, the title is usually clear and there are no liens. As a good consumer, you should verify the status of the title and not assume anything. Caveat emptor - let the buyer beware.

Unsafe Electrical Outlet?

While viewing a REO listing this weekend I found this rather unusual (and humorous) recessed outlet setup in a kitchen.

This may be a little difficult to see but here's what is in place. Thick tile was added over the original wall surface, causing the outlets to be recessed too deeply to be usable. The "genius" tile worker then pressed two ground lift adapters (AKA 3-prong adapters) into the outlet and then tiled and grouted around them to finish the permanent installation. Could this be a fire hazard? Probably. Is it up to code? Not likely!

This is a good example of why buyer's need competent home inspection while in the contingency time frame. This could likely have been passed over during a cursory walk through by the buyers but would definately be red-flagged by an inspector.

LinkedIn Reaches 50 Million

Just a few days ago, LinkedIn announced that they have hit the 50 million membership mark. While it pales in comparison to Facebook's 300 million+ members, the company feels very upbeat because they have about 14% of the approximately 360 million white collar works worldwide. To demonstrate their growth, it took LinkedIn sixteen months to reach one million but only 12 days to get their last million!

So why are professionals joining LinkedIn? Many feel it is a way to take control of their employment destiny as well as a place to network with professionals in their own or other fields. Members can post a resume-like profile, past employment history, links to off-site documents and websites, slide show presentations and even their Amazon.com book list. It is definately NOT the place to play "Mafia Wars".

Combining PDF Files

Many times as agents, we are asked to submit our offers by email and to combine all documents into one PDF file. Unless you own Adobe Acrobat (expensive program) combining several files is difficult. Just today I received an email with 12 individually scanned pages which comprised the purchase contract and additional documents. I know the seller's agent would go ballistic if I sent the offer over with so many pages so I hit the web to find a solution

Enter A-PDF Merger, a utility to solve the problem. This program easily and quickly installed on my Vista 64 bit laptop and functioned flawlessly. You simply select the files you wish to merger, ADD them to the list, click MERGE and the completed file is ready to be saved. You can easily change the order of files to be merged by clicking up and down arrow to get the perfect sequence of pages. It can't be any simpler!

Mortgage Rates New An All Time Low - Wow!

According to an article in the Los Angeles Times, Octoer 2, 2009 interest rates are near the all-time low (for rates tracked by Freddie Mac), if you have a solid credit rating and are able to put 20% dow. 30-year fixed rates last week were 4.94% with 0.7% upfront for points and fees. A POINT is equal to 1% of the loan, so 1 point on a $300,000 loan will cost the borrower $3000.

The lowest rate recorded by Freddie Mac was 4.78 with fees and points at 0.7%, recorded in April of 2009. By comparison, the same loan was 6% one year ago.

If you situation allows you to use a 15 year loan, rates were at 4.36% with 0.6% points, an all time loan.

Extend the $8,000 Tax Credit

A new bill has been introduced to the US Senate, S 1678, to extend the first time buyer's tax credit for another six months, making the deadline date June 1, 2010. This bill has NOT been approved, just introduced to the Senate.

Industry supporters are also asking to expand the credit to ALL home buyers, not just first-timers and to eliminate the income caps so that "move-up" buyers may also be included which would further push the sluggish economy forward. According to Dep't of Treasury data, approximately 530,000 Americans have applied for the credit.

How Walkable Is Your Neighborhood?

Last week I received a call from a client who needed a home that was walking distance to the local elementary school. It got me thinking as many Californian's rely solely on their cars for transportation and many areas are not friendly to walking.

Here's a great resource to help you determine if your neighborhoor, or the neighborhood you a considering moving to, is walkable. Just check out walkscore.com, plug in an address and in a few seconds find out what local services and businesses are within walking distance. The site will tell you names and distances to nearby schools, parks, restaurants, coffee shops, etc. and list the walking distance to each. It will also give your neighborhood a "walkability" rating from 0-100. My neighborhood scored a 51 and rated as "somewhat walkable." For comparison, nearby cities ranked as follows:

Orange County, CA Foreclosures Sales Drop Off, PART 2

As a follow up to an earlier post about foreclosure sales volume in Orange, County, California, I have included a spreadsheet and chart to show month-by-month changes for both REO (foreclosure/bank owned) properties and non-REO sales, which would include equity sales and short sales.

While sales figures are not complete for the month of July, 2009, the trend indicated that the number of REO sales may be around the 500 units mark or about 40% lower sales volume from the peak in March. Also note that the number of non-REOs has doubled in this 6-month snapshot.

Majority of Sales Are Still From Equity Owners

According to the SoCalMLS, equity sales represent the majority of closed transactions in the past 90 days (4/1/09-6/30/09) in the Orange County, CA marketplace.

Total sales (90 days) - 7184
Equity Sales - 3694 - 51%
REO Sales - 2148 - 30%
Short Sales - 1339 - 19%

For comparison, one year ago these were the statistics:

Total sales (90 days) - 6467
Equity sales - 4486 - 69.3%
REO sales - 1253 - 19.4%
Short sales - 734 - 11.3%

So, we are definately gaining momentum in the total number of units sold but the REOs and Shorts are definately gaining market share.

Orange County, CA Foreclosures Sales Drop Off

Here's a quick snapshot of foreclosure sales over the past 60 days in Orange County California. Retail sales of foreclosure (REO) properties according to the Multiple Listing Service are down 11% from 30 days ago. These are sales to home owners and not "courthouse steps" sales.

April 15-May 15, 2009:

839 REO retail sales
35 DOM (days on market)
$145,221 Average Price

May 15-June 15, 2009:

746 REO retail sales
37 DOM
$335,307 Average Price

For comparison, these are statistics for non-REO (equity and short sale) properties.

The typical REO home buyer is finding fewer choices and MUCH more competition for any property that they choose to make an offer on. I had one seller's agent tell me not to bother offering because he had 70 offers on his REO condo. It looks like there is still a strong demand even though interest rates have risen slightly.

Donut Shops - Going Out Of Business?

I want a donut...today! OR a bagel, a cookie or a fruit tray. Anything!

Since the passing of SB133, California's new law that requires title reps to be licensed but also severly restricts the "marketing" that title are allowed to do, there hasn't been so much as a morsel of snack food at our office. We would get plenty of breakfast goodies at our Tuesday office meeting, perhaps a box of chocolate chip cookies on Thursday and maybe a veggie tray with dip on Friday, all compliments of the title reps that wanted out business. But lately...Nada! Zip! Zero! In fact, i've been losing weight in direct proportion to the lack of goodies!!! If this continues, I'll be a 90lb. weakling in less than six months.

I think this tsunami of cut backs will soon effect the local donut and bagel shops. Could this be the beginning of the end of your local Krispy Kreme? Will we see signs at the local bagel place that reads: "Realtors Welcome"? Maybe the gap could be filled by other reps that vie for our business...the local printer, insurance rep, dry cleaner or auto detailer. Someone needs to step up to prevent the donut shops from going the way of the Spotted Owl.

I'm hungry...send me a donut, please!

Lesson Learned

I just opened an escrow for clients that I've been working with for a few months. After an initial meeting to establish their needs and financial situation, we began our search by looking at many REO and short sale properties. The buyers comments always seemed to be "let's make a low offer and see if we can make a deal." As you may know, this strategy just doesn't work in this market with slim inventories, REOs and unresponsive short sales.

It finally dawned on me that this buyer really wanted "a deal" first and the house that came along with it was a bonus. Some clients are just not fulfilled unless they are in a toe-to-toe negotiation from start to finish. Well, I changed my search parameters and started looking at homes $25,000 over their limit (which all happened to be equity sellers) and we made two offers immediately. I'm glad to say that we are now in escrow on one of those homes after we negotiated the price down into their comfort range.

Sometimes, you just have to step back and look at your clients from a different perspective. We think we know exactly what in the client's head but are often on the wrong track!

One of the challenges of successfully purchasing a REO/Bank Owned/Foreclosure home is getting your offer accepted in a timely manner. Because of the current low inventory of good REOs, the market velocity for these properties is high.

In Mission Viejo, California, the Days On Market (DOM) for the first quarter was only 27 days and for the last month was 26 days*! Yikes! That means that buyers must be ready to make an offer without a lot of time to "think it over." If you are looking at foreclosures in any market, ask your agent for statistics for the last quarter, or better yet, the last month to help you determine the speed of the market. So when your agent tells you to move quickly to make a decision, it is fact based and not just sales hype.
