Lauderdale, Orlando, St. Louis and Charlotte.&amp;nbsp; Not on the list, however, were major market airports such as LAX, O'Hare, Kennedy, Dallas and Atlanta.&lt;/p&gt;
&lt;p&gt;Virgin America has also announced that during this same time frame, they will offer free wi-fi to all of their passengers.&lt;/p&gt;

      <title>Droid Phone - Finally Some iPhone Competition</title>
      <description>&lt;p&gt;I just got a look at the new Motorola &lt;strong&gt;Droid &lt;/strong&gt;phone available through Verizon.&amp;nbsp; The much hailed device was released to the public on November 6, 2009 and my son, who works at a Verizon retailer, was one of the first in our area to get one.&amp;nbsp; Naturally, dad had to spend a few minutes playing around with it just to &quot;see if I need one&quot;!&amp;nbsp; I think there is one of these in the near future, as I recently signed a 2 year contract with Verizon so buying an iPhone and signing up for another cellular service would not be prudent.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Still in the early stages, there are tons of &quot;apps&quot; already available with more on the way.&amp;nbsp; The operating systems is Android, which has already been used on the Google phome from T-Mobile, and is the improved 2.0 version so it has many of the early kinks worked out.&amp;nbsp; As with the iPhone, the apps are what really make the phone useful.&amp;nbsp; Along with the GPS system built into the phone, applications are available which incorporate Google Maps to plot your current location and then help you find your way to any destination.&amp;nbsp; There's even an app that lets you virtually walk down many streets in conjunction with Google Earth.&amp;nbsp; I can see this as a valuable tool for real estate agents and their clients and I'm sure there are many more apps ready to go or soon to be developed that will make our jobs even easier.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;REO, Foreclosure and Bank Owned&lt;/strong&gt; are terms that refer to the same thing; a property (also referred to as an asset) that has been taken back by a bank or financial institution due to default on a loan or debt that was secured by that property.&amp;nbsp; While a &lt;strong&gt;foreclosure &lt;/strong&gt;is actually &lt;em&gt;a legal process&lt;/em&gt;, it is also used to describe a property that has been through the foreclosure process and is aslo referred to as a REO (Real Estate Owned) or Bank Owned.&lt;/p&gt;
&lt;p&gt;When these properties are listed for sale by real estate agencies, the title is usually clear and there are no liens.&amp;nbsp; As a good consumer, you should verify the status of the title and not assume anything.&amp;nbsp; Caveat emptor - let the buyer beware.&lt;/p&gt;

      <description>&lt;p&gt;A new bill has been introduced to the US Senate, S 1678, to extend the first time buyer's tax credit for another six months, making the deadline date June 1, 2010.&amp;nbsp; This bill has NOT been approved, just introduced to the Senate.&lt;/p&gt;
&lt;p&gt;Industry supporters are also asking to expand the credit to ALL home buyers, not just first-timers and to eliminate the income caps so that &quot;move-up&quot; buyers may also be included which would further push the sluggish economy forward.&amp;nbsp; According to Dep't of Treasury data, approximately 530,000 Americans have applied for the credit.&lt;/p&gt;

      <description>&lt;p&gt;Last week I received a call from a client who needed a home that was walking distance to the local elementary school.&amp;nbsp; It got me thinking as many Californian's rely solely on their cars for transportation and many areas are not friendly to walking.&lt;/p&gt;

&lt;li&gt;Total sales (90 days) - &lt;strong&gt;7184&lt;/strong&gt;&lt;br /&gt;&lt;/li&gt;
&lt;li&gt;Equity Sales - 3694 - 51%&lt;/li&gt;
&lt;li&gt;REO Sales - 2148 - 30%&lt;/li&gt;
&lt;li&gt;Short Sales - 1339 - 19%&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;For comparison, one year ago these were the statistics:&lt;/p&gt;

&lt;p&gt;The typical REO home buyer is finding fewer choices and MUCH more competition for any property that they choose to make an offer on.&amp;nbsp; I had one seller's agent tell me not to bother offering because he had 70 offers on his REO condo.&amp;nbsp; It looks like there is still a strong demand even though interest rates have risen slightly.&amp;nbsp;&lt;/p&gt;

      <title>Donut Shops - Going Out Of Business?</title>
      <description>&lt;p&gt;I want a donut...today!&amp;nbsp; OR a bagel, a cookie or a fruit tray.&amp;nbsp; Anything!&lt;/p&gt;
&lt;p&gt;Since the passing of SB133, California's new law that requires title reps to be licensed but also severly restricts the &quot;marketing&quot; that title are allowed to do, there hasn't been so much as a morsel of snack food at our office.&amp;nbsp; We would get plenty of breakfast goodies at our Tuesday office meeting, perhaps a box of chocolate chip cookies on Thursday and maybe a veggie tray with dip on Friday, all compliments of the title reps that wanted out business.&amp;nbsp; But lately...Nada! Zip! Zero!&amp;nbsp; In fact, i've been losing weight in direct proportion to the lack of goodies!!!&amp;nbsp; If this continues, I'll be a 90lb. weakling in less than six months.&lt;/p&gt;
&lt;p&gt;I think this tsunami of cut backs will soon effect the local donut and bagel shops.&amp;nbsp; Could this be the beginning of the end of your local Krispy Kreme?&amp;nbsp; Will we see signs at the local bagel place that reads: &quot;Realtors Welcome&quot;?&amp;nbsp; Maybe the gap could be filled by other reps that vie for our business...the local printer, insurance rep, dry cleaner or auto detailer.&amp;nbsp; Someone needs to step up to prevent the donut shops from going the way of the Spotted Owl.&lt;/p&gt;

      <title>Lesson Learned</title>
      <description>&lt;p&gt;I just opened an escrow for clients that I've been working with for a few months.&amp;nbsp; After an initial meeting to establish their needs and financial situation, we began our search by looking at many REO and short sale properties.&amp;nbsp; The buyers comments always seemed to be &quot;let's make a low offer and see if we can make a deal.&quot;&amp;nbsp; As you may know, this strategy just doesn't work in this market with slim inventories, REOs and unresponsive short sales.&lt;/p&gt;
&lt;p&gt;It finally dawned on me that this buyer really wanted &quot;&lt;strong&gt;a deal&lt;/strong&gt;&quot; first and the house that came along with it was a bonus.&amp;nbsp; Some clients are just not fulfilled unless they are in a toe-to-toe negotiation from start to finish.&amp;nbsp; Well, I changed my search parameters and started looking at homes $25,000 over their limit (which all happened to be equity sellers) and we made two offers immediately.&amp;nbsp; I'm glad to say that we are now in escrow on one of those homes after we negotiated the price down into their comfort range.&lt;/p&gt;

&lt;p&gt;One of the challenges of successfully purchasing a &lt;strong&gt;REO/Bank Owned/Foreclosure&lt;/strong&gt; home is getting your offer accepted in a timely manner.  Because of the current low inventory of good REOs, the market velocity for these properties is high.&lt;/p&gt;
&lt;p&gt;In Mission Viejo, California, the &lt;strong&gt;Days On Market (DOM&lt;/strong&gt;) for the first quarter was only &lt;strong&gt;27 days&lt;/strong&gt; and for the last month was &lt;strong&gt;26 days&lt;/strong&gt;*!  Yikes!  That means that buyers must be ready to make an offer without a lot of time to &quot;think it over.&quot;  If you are looking at foreclosures in any market, ask your agent for statistics for the last quarter, or better yet, the last month to help you determine the speed of the market.  So when your agent tells you to move quickly to make a decision, it is fact based and not just sales hype.&lt;/p&gt;
&lt;p&gt;*For comparison, all of Orange County (pop.3,121,000) DOM were 43 for the first quarter and 45 for the month of March   &lt;br /&gt;&lt;/p&gt;
