Absorption rate is about supply and demand.  It should be used to help the sellers understand where their home is positioned relative to competitive offerings in terms of anticipated days on market.  The formula is not complex, but you must have data representative of the specific market your home is in (i.e. size, age, location, features).

With the lower interest rates, homes are more affordable than ever.  Interest rates are reasonably stable at around 5% for qualified buyers and as low as 4.25%.  When compared to 7.5% rates just a few years ago purchasers have a lot more buying power.  Today home buyers can purchase a very nice three bedroom, two bath single family home for $120,000 and pay $626 per month*.  This is much less than rent for a similar property.  For First Time Home Buyers, who qualify for the Tax Credit of $8,000, it's like living free for the first year.

According to an article on CNBC.com, "7.46 percent of FHA-insured loans were "seriously delinquent", up from 6.16 percent a year earlier."
Additionally, FHA foreclosures, "totaled 39,687 in January, up 22 percent from the same period last year."
Here is the problem, despite all of the efforts by the Fed and Congress to "stimulate" the housing market through loan modifications, foreclosure moratoriums, first time home buyer tax credits, and ridiculously low mortgage rates, the housing market is no better off than it was last year.  In fact, based on these FHA delinquency numbers as well as an estimated 11.18% … (0 comments)

Isn't that always a fun conundrum. 1%, 2%, %%%, none, or an option. What is the right answer?
The right answer is basically dominated by local custom. Sounds quaint doesn't it?

The buyer always asks " what if the deal goes bad...can I get my money back?"
This is where it becomes important that the buyers (at least here in N.C.) become earnest.

In the wake of grim economic news, a flashlight of hope has risen. FEDEX has decided to open a distribution center right on the SC/NC border just minutes south of Charlotte.
The area is called Lakemont and FEDEX is planning on opening a 112,000 sqft facility in October. They are planning on 22 full time positions, 84 part-time positions, and to include nearly 100 jobs for independent contractors.

Have you ever had an occasion where you represented the buyer, and hired the best inspector possible, attended the inspection, discussed all of the details for your inspection notice, and then noticed that you missed the inspection objection deadline? Or worse -- what about the time you submitted an offer, the seller countered with an offer you KNEW your buyer would accept, but you couldn't reach your buyer before the seller got another offer and rescinded their counteroffer?
