We have talked with a number of potential clients who say, "I think we'll wait until after the holidays to put our home on the market".  They continue with, "it's too much hassle over the holidays" or "the market is not very good now and it should be better in the spring" or " what difference will a couple of months make?".
Clearly they don't understand that homes will be sold over the next 6 weeks and even more importantly, those looking for a home now, are motivated buyers.  Believe me, if they were not motivated they would be doing something … (4 comments)

In a Shifting Market it is easy to Panic when business turns down.  Many who panic lose focus, become disoriented or just continue doing what they have been doing expecting a different result.  Others evaluate the issues and devise a new plan of action that will net the desired results.

We often get feedback from agents who have shown our listings with comments like these:
•·         They didn't like the wall color in the Bedrooms
•·         They thought the green carpet was ugly
•·         They did not like the Wallpaper
•·         Did not like vinyl floors in bedroom
Who's showing this house, Vanna White?....Here's the kitchen.  Here's the bedroom.  Here's the Master Bathroom.

Call it lack of knowledge or just a perception, but most home sellers focus on the wrong number, Selling Price.  The misconception is that they believe the difference in selling price minus real estate fees and mortgage payoff is what they will walk away from the table with.  They don't understand that there may be costly repairs for the home inspection, the buyer will likely want a home warrantee or that their home needs cosmetic improvements in order to compete with other offerings.

We have started an aggressive program of working with Custom Home Builders.  Before we started we interviewed a number of top notch builders in our region to try and find out what type of relationship they had with their Realtors, and more importantly, what type of relationship they wanted to have.
We were amazed to find that their Realtors were nothing more than Order Takers.  Their relationships all started during the good times, ‘build it and they will come'.  They did their normal listing stuff and the homes sold.  With the shift in the market the builders began to realize they needed … (0 comments)

Most of you have been forced to reduce your marketing budgets and perhaps cut some of the activities that seemed to work in the past.  The flaw here is, "Did they really work or was it just the market conditions?".   In past markets you may not have had to seek out motivated clients.   Long term activities and marketing made the phone ring.  However, in today's market, the motivation to buy or sell may have disappeared.

Real Estate is a seasonal business, and many agents take the downtime to spend time with family, take vacations or just relax.  There are fewer buyers and those who want to sell their home, but don't have a time frame, will wait until after the holidays to put their home on the market.  So, relax.

Here in South Carolina we have great Universities with great athletic programs.  We're proud of this and many display their pride and support by wearing school colors and decorating their automobiles with tiger paws and gamecocks (in this case Clemson and The University of SC).

Many years of owning a business, managing a team and working with clients led me to believe that those who see problems and concerns normally have thought through the solution before they ask the question. 
When working with listings we always focus on competitive offerings and encourage our clients to actually preview the competition before setting a price or making improvements on their home.  In almost every case they see things that concern them, counter tops, interior colors, landscaping and so forth.

We all know how important it is to build rapport with our clients that leads to long term relationships.  But many Realtors miss a golden opportunity to build rapport and long term relationships with other Realtors.
We've built our business based on relationships and we don't exclude other Realtors.  In fact we go out of our way with Realtors in order to build a bond.  If it's our listing we'll open the house for inspections and repairs if we're closer or if the other agent is tied up.
