Believe me, if they were not motivated they would be doing something other than looking at houses. They have families and yes they must shop, cook and so forth to prepare for the Holidays. But, they need to purchase a home and if your home is not on the market the possibilities of them purchasing your home are zero!

If they really want to get their home sold, now is the time to get it on the market. The percentage of motivated buyers will outweigh the percentage of non-motivated buyers by a long shot.

Don't Panic, Plan.....Then Execute

In a Shifting Market it is easy to Panic when business turns down. Many who panic lose focus, become disoriented or just continue doing what they have been doing expecting a different result. Others evaluate the issues and devise a new plan of action that will net the desired results.

They analyze the current market data, take look at their current practices of prospecting and the results they are currently producing. They look at their marketing plan and the results it is generating. They also look at their budget and areas where they can reduce expenses (which should have been done months ago).

In essence, they redesign their business plan based on what activities will get them the best results and improve both income and cash flow. All of this is followed by the most important part....Executing the Plan!

We've all shown "ugly" homes, but when this happens with us we focus on floor plan, location, condition and livability for the clients. And we always ask, "If we could eliminate your objection (ugly stuff), would this home work for you and your family?"

We know this isn't easy but, if you can get them to look past the cosmetics and focus on the home the way they would want it, you can now begin to devise a strategy for making an offer and negotiating an agreement. All home owners want to "personalize" their home and if the current owners taste doesn't suit your client, but the home meets all their needs, isn't it worth trying to make a Win-Win agreement work?

Are your listing clients focused on the Wrong Number?

Call it lack of knowledge or just a perception, but most home sellers focus on the wrong number, Selling Price. The misconception is that they believe the difference in selling price minus real estate fees and mortgage payoff is what they will walk away from the table with. They don't understand that there may be costly repairs for the home inspection, the buyer will likely want a home warrantee or that their home needs cosmetic improvements in order to compete with other offerings.

In this buyers market there are lots of homes to choose from and most sellers must reduce their asking price one or more times before they sell their home because it is not competitive with other offerings. Is this because we have set the wrong expectations and they are focused on the wrong number?

We believe the seller should be focused on the Net, but the realistic Net and not what they think the home is worth. Your CMA is not enough and even if you do an absorption rate to estimate days on market you may still be setting up your client for a reduction in their net. Let's face it, most home owners believe their home is worth much more than it really is. Here's what we recommend:

Get an appraisal. This is the best indicator of what the home will really sell for and as an added bonus the appraiser will measure the home for an accurate square footage.

Pre-Inspect the home. This way there are no surprises and the owner has an opportunity to make repairs in advance. This should include a termite inspection unless they are under a bond.

Consult a Home Stager. Depersonalizing the home will make it more appealing to more potential buyers.

Buy a Home Warrantee. Reassure potential purchasers that even if issues arise that were not on the home inspection, most of these will be insured.

So now your seller is really concerned that the cost of these services will reduce their net, but the reality is that the first price reduction will likely cover all of these items. Their days on market will be drastically reduced and their "NET" will be greater.

Setting the right expectations is always the key to a good listing and today that is more important than ever.

Order Taker or Consultant?

We have started an aggressive program of working with Custom Home Builders. Before we started we interviewed a number of top notch builders in our region to try and find out what type of relationship they had with their Realtors, and more importantly, what type of relationship they wanted to have.

We were amazed to find that their Realtors were nothing more than Order Takers. Their relationships all started during the good times, ‘build it and they will come'. They did their normal listing stuff and the homes sold. With the shift in the market the builders began to realize they needed more.

The builders would select the subdivisions they wanted to build in, decided what type of home to build and how to finish it out and the price range in which to build with no input from their agent. They basically pulled it out of their hat with no market data to base their decision on. Now they find they have millions of dollars of inventory that has been sitting for months or even years.

What they really needed was a Consultant to research the market and provide them with location, product and pricing and to act as a business partner. They needed someone who would seek out opportunities that would lead to shorter days on market and more profitability for the builder so they would have the cash flow to continue building and keep their heads above water even in this shifting market.

Order Takers build short term relationships. Consultants build long term relationships.

Off Season? Kick it up!

Real Estate is a seasonal business, and many agents take the downtime to spend time with family, take vacations or just relax. There are fewer buyers and those who want to sell their home, but don't have a time frame, will wait until after the holidays to put their home on the market. So, relax.

Not exactly. Now is the time to kick it up. While other agents are resting it is a great time to build relationships that will lead to new clients next year (or sooner). Contact expired listings who are waiting for the New Year to put their homes on the market. Offer your services to preview their homes and recommend improvements to get their home show perfect. Update your sphere of influence on current market conditions and expectations for next year. Remind them that referrals are the key to your success. Contact potential buyers and remind them that interest rates are great and there are lots of wonderful homes to choose from.

You see while others believe that the doom and gloom we hear in the media has brought our business to a halt, we know that it isn't true and there are opportunities for those who seek them. So, KICK IT UP!

Catch a Falling Star

Perhaps you have a friend or colleague who is struggling with the changing market. They may be a newer agent or veteran who is a true Real Estate Professional. They have been successful in the past or at least had glimmers of success but just can't get back on track. Perhaps you should catch that falling star before the industry loses them.

It could take as little as a few words of encouragement, inspiration or even some mentoring to get them back on track. You have, You can, You will, You must. In other cases it may take more and depending on your experience the process may be good for you both.

When we realized that our way of doing business was not working in the current market we turned to the book SHIFT. We would not normally endorse or promote a product or service but it has helped us focus on the things we should be doing and motivated us to get it done. Our team is much better off for it and so is our business. If you want to help that Falling Star, but are not sure how to do so, perhaps you should just give them a copy of the book and maybe a copy for yourself.

We'll continue to lose agents. We just don't want to see Quality, Professional agents leave the business.

Supporting a cause can hurt your business.

Here in South Carolina we have great Universities with great athletic programs. We're proud of this and many display their pride and support by wearing school colors and decorating their automobiles with tiger paws and gamecocks (in this case Clemson and The University of SC).

An avid supporter of Clemson gave a listing presentation proudly driving up in a car that looked like a billboard and wearing a tiger paw lapel pen. At the conclusion of the presentation he asked if he could work with the potential client to get their home sold. He was surprised when he was told they were going with another agent. He later saw these prospects placing groceries in their car, proudly decorated like a Gamecock billboard.

Others may have opposite opinions and will not work with you for that reason, no matter how good you are as a realtor. Displaying your passion to the public doesn't help your cause and can destroy your business!
