Most of you have been forced to reduce your marketing budgets and perhaps cut some of the activities that seemed to work in the past. The flaw here is, "Did they really work or was it just the market conditions?". In past markets you may not have had to seek out motivated clients. Long term activities and marketing made the phone ring. However, in today's market, the motivation to buy or sell may have disappeared. If you are to remain in business and be poised for the upturn you must convert your activities to prospecting with minimum efforts in marketing. You (0 comments)

As Listing Agents we often wonder why more agents don't attend Realtor Open House Luncheons? Most good listing agents either prepare or cater a really good meal, but the food (although incentive) should not be the reason for previewing homes on the market. The real reason should be knowledge and competitive advantage! Buyers Agents should get in line. Although you may not have a current client that would have an interest in the featured home or homes, one of these homes may be perfect for the next buyer you meet. What a great week for the upstate of South Carolina! Earlier this week I posted a blog stating that AARP magazine rated Greenville, SC as the second most desirable city in the US to live. That in itself was great news for Spartanburg as well since we're just down the road from Greenville. Today BusinessWeek announced that Spartanburg has the Second Strongest Real Estate Market behind only Boulder, CO. The article stated that Business Week, working with Zillow.com, formulated the strongest housing markets by ranking metro areas based on the share of single-family homes in which values rose in the second (0 comments)

Much of the developments in the UpState are Planned Unit Development (PUD), which have a set of rules and regulations for the development known as Covenants. Many times referred to as Restrictive Covenants, we believe they should be called Protective Covenants. These rules establish guidelines for the type and size of homes, building materials and even landscapes. These rules are established to protect homeowner's property values and to set standards for living together in the community. The Homeowners Associations (HOA's), elected by the homeowners, have many functions, one of which is enforcing the Covenants. However, enforcing the Covenants alone will not (0 comments)

Spartanburg County, South Carolina - - -July MLS sales records indicate real estate values remain stable and sales continue to creep up. The median price of a home was $127,000 and there were 230 homes sold. Of the homes that sold, the average days on market was 165. Although the numbers were encouraging they are still well below the past year's levels. Unit sales are about 50% of July '06 sales and 33% lower than last year. Of the homes that were sold 80% were sold for less than $200,000. There is currently a 12 month supply of homes on the (0 comments)
