Most of you have been forced to reduce your marketing budgets and perhaps cut some of the activities that seemed to work in the past.  The flaw here is, "Did they really work or was it just the market conditions?".   In past markets you may not have had to seek out motivated clients.   Long term activities and marketing made the phone ring.  However, in today's market, the motivation to buy or sell may have disappeared.

Here in South Carolina we have great Universities with great athletic programs.  We're proud of this and many display their pride and support by wearing school colors and decorating their automobiles with tiger paws and gamecocks (in this case Clemson and The University of SC).

Many years of owning a business, managing a team and working with clients led me to believe that those who see problems and concerns normally have thought through the solution before they ask the question. 
When working with listings we always focus on competitive offerings and encourage our clients to actually preview the competition before setting a price or making improvements on their home.  In almost every case they see things that concern them, counter tops, interior colors, landscaping and so forth.

We all know how important it is to build rapport with our clients that leads to long term relationships.  But many Realtors miss a golden opportunity to build rapport and long term relationships with other Realtors.
We've built our business based on relationships and we don't exclude other Realtors.  In fact we go out of our way with Realtors in order to build a bond.  If it's our listing we'll open the house for inspections and repairs if we're closer or if the other agent is tied up. There has been a dramatic change in consumer attitudes towards credit and debt.  The "I want it NOW" generation has begun to pay off credit card debt and curb spending.  It's a double edged sword.  This practice helps improve the consumer's credit and will eventually lead to future spending (pay as you go).  On the other side, consumer spending drives economic growth.  Economic growth means more jobs and higher wages.  In the long term, the change is probably good for the consumer and will eventually help produce more credit worthy home buyers.

With fewer home buyers, the days on market has increased as has the absorption rate.  It's taking much longer to sell homes on the market than it did 4 years ago or even last year.  This doesn't mean your home will not sell or that you'll have to make drastic price cuts in order to make it happen.  It simply means that your home has to be properly positioned in the current market inventory.  More expensive homes will take longer to sell than those priced in the first time home buyers price range.  As we have said repeatedly, your home must … (5 comments)

The national media continues to report that the real estate market is beginning to stabilize and things are turning around and that's good news for the country.  However, as we have pointed out in the past, markets are regional and what holds true for some parts of the country (and even the state) don't hold true for others.
