    <title>Update On Shady Agents</title>

&lt;p&gt;Here&amp;#39;s an update on Thursday&amp;#39;s Shady Agent blog:&amp;nbsp; Unfortunately, my buyers&amp;nbsp;felt&amp;nbsp;pressured enough to work with the Shady Agents in order to get this property.&amp;nbsp; As mentioned in&amp;nbsp;the blog, they&amp;#39;ve had their eye on the property for some time now.&amp;nbsp; Honestly, I&amp;#39;m happy they&amp;#39;re on their way to getting the home they&amp;#39;ve been hoping for(Or at least I hope they are).&amp;nbsp; But I am dissapointed&amp;nbsp; to say the least, that they&amp;#39;ll be dealing with a group of agents that don&amp;#39;t care to follow the ethical rules and guidelines we have all signed up for.&amp;nbsp; &lt;/p&gt;&lt;p&gt;Although I was not the procurring cause, the internet was, these buyers &lt;strong&gt;ELECTED &lt;/strong&gt;to work with me under no pressure, even&amp;nbsp;after having contacted these agents prior to meeting with me.&amp;nbsp; All I can hope for now is&amp;nbsp;that they will be taken care of&amp;nbsp;in a somewhat decent manner&amp;nbsp;by&amp;nbsp;these agents.&amp;nbsp; Because I wasn&amp;#39;t procurring cause, I may not have any pull to do more than file a complaint against these so-called &amp;quot;agents&amp;quot;.&amp;nbsp; One thing is for certain though, I will not take my buyers to any listings&amp;nbsp;held by Michael Johnson at Freedom Real Estate Inc, or his agents Michael&amp;nbsp;and/or Alfredo.&amp;nbsp; &lt;strong&gt;Beware&lt;/strong&gt; of these people&amp;nbsp;their tacticts.&lt;/p&gt;&lt;p&gt;To All that&amp;nbsp; posted your kind advice, comments, and support,&amp;nbsp;THANK YOU!!&amp;nbsp; I&amp;#39;ll post future updates if anything else arises.&amp;nbsp; Remember, honesty, good morals and ethics bring prosperity too!&amp;nbsp; Until then, Blog On!&lt;/p&gt;&lt;p&gt;Yvette&lt;/p&gt;    </content>

    <title>Shady Agents?</title>

&lt;p&gt;A&amp;nbsp;married couple pre-qualified for a loan called me about a house they&amp;#39;ve had their eye on for almost two years.&amp;nbsp; They were outbid by another offer back then,&amp;nbsp;now the very same property was recently listed on the MLS as a&amp;nbsp;short pay subject to lender approval.&amp;nbsp; Their nephew is a Mortgage Consultant looking out for their best interest as well.&amp;nbsp; Nephew contacted the listing agent yesterday and scheduled to view the property today and requested I meet him there.&amp;nbsp; This agent&amp;nbsp;emails nephew&amp;nbsp;stating there&amp;nbsp;is an offer for&amp;nbsp;the asking price, but if he (the agent) represents these buyers, he can make sure they will get the property.&amp;nbsp; I called the listing agent again yesterday, not telling him I had previously spoken with him.&amp;nbsp; He tells me he has an offer above the listed price and was expecting to meet with a lender the next day and take another offer.&amp;nbsp; This was all yesterday evening.&lt;/p&gt;&lt;p&gt;Today, I&amp;#39;m the first to arrive at the property and I meet&amp;nbsp;Mr. Seller.&amp;nbsp; His agent is not there yet, so I wait in my car for&amp;nbsp;Nephew and the listing agent.&amp;nbsp; Nephew calls to inform he&amp;#39;s running a little late.&amp;nbsp; He had called listing agent to inform him as well.&amp;nbsp; When Nephew told him buyers&amp;#39; agent was meeting too, everything changed.&amp;nbsp; Suddenly,&amp;nbsp;the agent&amp;nbsp;can&amp;#39;t&amp;nbsp;keep the appointment.&amp;nbsp; Nephew arrives and we knock at the door and speak with Mr. Seller again. He informs us he no longer wants to sell the property, he&amp;#39;s changed his mind.&amp;nbsp; My question to him was why he didn&amp;#39;t mention that to me 30 minutes prior when I told him I was ther to meet his agent?&lt;/p&gt;&lt;p&gt;My question is... can these &amp;quot;agents&amp;quot; obstruct another agent from representing the buyer and submitting an offer??!!&amp;nbsp; If they don&amp;#39;t want other agents coming with buyers, why not state that on the MLS?&amp;nbsp; By the way, I never actually spoke with the &amp;quot;listing&amp;quot; agent.&amp;nbsp; Calls seem to be forwarded to this person that&amp;#39;s trying to make sure &lt;em&gt;&lt;strong&gt;HE&lt;/strong&gt;&lt;/em&gt; is the buyer agent.&amp;nbsp; Is this legal?&amp;nbsp; Where&amp;#39;s the fiduciary duty to seller?&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;    </content>
