             I have learned so much about real estate from so many.   The best advice I got was from someone who is a "Mike Ferry" fan.    He said, you have to have a goal, you have know your bottom line, and you have to run with a profit.   You can spend, spend, spend and hope, hope, hope, but that is not the way to run a business.    Goal planning is coming up October 1, and the new year starts November 1.   Let's do this!!

                 I have a deal that closes on Monday, I represent the buyer.   My buyer and I are scheduled for our walk through on Sunday.     This transaction has been a good one with very little obstacles, until Friday afternoon at 2pm.   Then we had an obstacle that took time and money and had a deadline too.

Just a Little Information about Newly Assigned Social Security Numbers. - 09/13/11 10:30 PM
 
I received a tidbit of information today through an email from Carla Green at Arvest Bank in Springfield, Mo.   Interesting information, for sure, thought i would share.
Social security #'s began being assigned in 1936 to track workers' earnings so that proper benefits could be paid. These 9 digit numbers were created from a specific formula. This year, that formula is changing.  Social security numbers have always been comprised of 3 number sections; the 3 digit area number, followed by the 2 digit group number, and then a 4 digit serial number. This was a great post!    Short sales are definitely appealing to get a lot of bang for your buck!   Sometimes it works, and sometimes you loose, you can't be emotionally driven in the transaction.   
But here is one simple fact, the seller decides what offer he accepts to send to the bank.   If your offer is not the best in price, terms, financing, then you are going to loose out.  So there is nothing fishy about this short sell.

  Today, I was faced with a very challenging question, WHAT WOULD YOU DO!
                I met the Inspector today for a re-inspect at a cute, adorable house that is scheduled to close the 26th of this month.   When I opened the entry door, I saw in the middle of the living room, a black cat, stretching out across the floor.   While the inspector was checking the furnace, I decided to run outside and grab a pen.  When I turned around, on the ground just off the porch, was a black cat.    It didn't make sense to me that the cat was out, … (8 comments)

I sure agree with Lloyd.  Yes, Yes, Yes get a pre-inspect!   Sellers, who are armed with information and willing to move forward to a resolution, definitely are less likely to end up loosing their deal.   It is like going on a vacation without a roadmap, but a final destination.   There are lots of gas stations along the way to help you with directions, just a sidnote, gas prices definitely vary as you travel.  Just like the uncertainity of resolving any issues or problems with your house.   You usually have a VERY short time frame.

           There is the 14th Annual Ozarks Celebration on the MSU campus at 901 S.
