We don't have many Elevators here in Springfield, Missouri, However we do have a lot of Social Networking Events - 10/30/11 11:43 PM
Of course, I love what I do! You probably know lots of Realtors, but I do business differently than most. I preview houses every day because I want to know what is available and what market values are. I invest in my education and have a group of mentors who are top producers who offer knowledge, experience, and enthusiasm for our business. I drive thousands of miles each year, looking at $10,000 houses as well as multi-million dollar houses and everything in between. I have walked parcels of land, played on the banks of the James River with clients to get a (3 comments)

What does the first snow mean to you? - 10/30/11 02:31 PM
In Missouri, we are still enjoying fall and all it's color! But I have to say, Sondra's blog made me stop and think about how quickly our first snow may arrive. I am not a fan of the cold weather, but I do love watching the snowfall. I love catching up with clients I know will be stuck at home, writing thank you notes, and cleaning out closets. Tour days are not as much fun as they are in sunny weather! Can't wait for Christmas and Thanksgiving too, with the joy of family and friend get togethers too! Enjoy the moment, (2 comments)
READ THIS Before Your Next Price Reduction Recommendation! - 10/30/11 02:04 PM
I believe in diving into every price reduction and doing a complete market analysis. The market changes simply by houses closing. No showings, you can bet it is overpriced. But you need to answer all the questions about the market before just making a price reduction recommendation. Via Jennifer Allan-Hagedorn, Author of Sell with Soul (Sell with Soul): I have a friend who listed her house with one of the top agents in her area. They went on the market about two months ago, at the exact price the agent recommended and supported with his market analysis. Showings were brisk at first, (2 comments)

FEMA Reshapes The Landscape of Our Business... - 10/04/11 11:14 PM
Deb brings up the elephant in the room, FEMA's new flood maps are official. This is going to be tough on any buyers who have not budgeted for flood insurance but is now mandated to have it. The elevation certification sounds like the answer to the fight with the cost around $350.00 Have a lender verify the property before a contract is written would definitely be a best practices to incorporate. Thanks for sharing Deb! Via Deb Brooks, Lake Conroe Real Estate, 936-661-2624: I received two calls today from my blogs about FEMA from local residents! Today, I decided to take a drive by my Grandma and Grandpa’s old house. This was the same house that I spent some 30 years of Christmas eves and many Thanksgivings too. The house was full of laughter and it was always fun to see all my Aunts and Uncles on my Dad’s side. But it was just a house, Right? Well, no, of course it wasn’t. What being the #1 agent means to me, and my Avis attitude... - 10/01/11 08:48 PM
I so agreee with Jenny, and I have to say this video is so funny! I too have spent a lot of gas and time with a number of clients who took more time to find what they were looking for. No matter what the price range, I too love to see the twinkle in the eye as papers are signed and the keys are handed to the new home owner. Handing the check to the seller ROCKS TOO....AHHHHH, I love what I do too! Via Jenny Hogue-McCarty (Coldwell Banker J. Wesley Dowling): So often we are told by our brokers and (2 comments)
