Myers Park Neighborhood Real Estate

The Myers Park Neighborhood offers a wide range of architectural styles.  Houses range from a classic style to English Tudor.  Recently, a few upscale condo buildings have been constructed in the area.  According to Trulia (accessed 1/31/2011), the median list price of homes in Myers Park is $711,000.  The median sales price is $755,000.  The homes in this neighborhood have retained their value very well.  It is one of the most well-known and upscale neighborhoods in Charlotte NC.


Myers Park Education and School System

The residents of Myers Park attend the Charlotte-Mecklenburg School system.  Schools located in Myers Park include Myers Park High School, Myers Park Traditional Elementary School, and Selwyn Elementary.  Myers Park is also home to Queens University.  Queens University is a private Presbyterian University.  The University has about 2,000 undergraduates and graduate college students.

Local Real Estate Company is Expanding in Toughest Real Estate Market in Decades

Charlotte - Despite the difficult real estate market, local real estate and property management firm, Carolinas Metro Realty, is thriving and opening a new office in Uptown Charlotte. The full-service real estate company, which deals with residential real estate, commercial real estate, property management, short sales, and relocation services, is outgrowing the current office, which is located near the Ballantyne area at 17232 Lancaster Hwy Suite 108 in Charlotte, NC. Compared to last year, the company has increased the amount revenue and profits by 50% and has doubled the amount of agents. This success is allowing Carolinas Metro Realty to expand and open a new office in Uptown Charlotte located at 1301 Harding Place. The new Uptown office will be officially opened on Monday November 29th, 2010.

Carolinas Metro Realty assists buyers, sellers, renters, and property owners all over the Charlotte metro area. To better serve such a large geographical area, which includes more rural areas of the Charlotte Metro region, such as Union County, the firm will be utilizing both offices. In order to understand the difference between a Charlotte Short Sale versus a Charlotte Foreclosure, it may be helpful to think of a short Sale as a pre-foreclosure sale.  A short sale, or pre-foreclosed sale, is a property that is sold before the foreclosure actually takes place.  Some banks will postpone or pause the foreclosure if you have your house listed as a short Sale.  A short sale gives you the opportunity (not guaranteed) to avoid foreclosure.

 

Advantages of Charlotte Short Sale vs. Charlotte Foreclosure

A homeowner who successfully sells their home (I recommend using a Short Sales Specialist) as a short sale is eligible for a Fannie Mae backed mortgage after 2 years – versus  5 years after a foreclosure.

When getting a future loan, the application does not ask if you have been involved in a short sale  – versus – the loan application does ask if you have had a foreclosure.

Only late payments on your mortgage will affect your credit score, which may lower your score by a small amount – versus – large reduction (probably 250-300 points) should be expected after a foreclosure.

A short sale will typically not affect future employment, since it will not be seen on the credit check – versus – a foreclosure will be seen on your credit check and could prevent you from getting a new job.

With a shortsale, it is quite possible to convince the lender not to go after a deficiency judgment – versus – with a foreclosure they are more inclined to go after the deficiency judgment.
