There are untold areas in Montrose Colorado for Recreational activity. Below is the Black Canyon National Park. You can actually hike down into this gorge but you better be in shape. The vertical drop can be up to 2250 feet. The river you see in the image is the Gunnison River, it starts in several places, one of which is Taylor Park in Gunnison and the East river in Crested Butte. They merge in Almont starting the Gunnison River.

Here we go. Off to a listing appointment, the seller calls to ask us to give a Current Market Analysis and the first thing he asks is "are you taking new listings because no one wants to list my House". Big red flag goes up. My answer is "of course we are taking listings". Now my wheels are spinning wondering what kind of appointment are we headed into? View 2 is to the north towards Black Canyon National Park, three is Mt Sneffels and Telluride is on the other side about 60 minute drive, 30 miles as the crow flies. So here we go. We submit a very low offer on a foreclosure, the bank gets back to us with "REJECTED" and a big checkmark in the box "no counter". I inform my client that the bank did not counter and he goes ballistic. I try to explain to him again, in a calm fashion that his offer was indeed low ball and the bank did not take it seriously( according to the listing agent).
