Well here we are part 2 of I love HUD or as someone else said DUH.
The thing I really enjoy about HUD is the great communication network that is available. You can usually geat a response to questions, or an email answer back in the lightening fast time of 24-48 hours.
This is espically wonderful when after 2-3 days of waiting to see if your bid is accepted, you get apackage that allows about 15 days for due diligence. Well in my other post about inspection issues

We had a signed contract for an online HUD home. Well qualified buyers ready to move forward and a signed contract. Of course we did not get any information from HUD until the offer was executed and then they sent some disclosures.
We were ready to meet their stringent deadlines for inspecction etc. and were moving forward.
Now comes the fun----the management company sends the form to OK the inspection and turn on the utilities, of course at the buyers expense, that's OK until we read on further.

We were able to take a weekend off or so we thought. We went to Durango Colorado about 100 miles to the south of Montrose Colorado for a Worship Conference, which was a Huge Blessing.
What I did not know was that I would get 2 offers in at the same time. So here we go, contracts to read and reply to. They need to get to the sellers and be gone over and considered.
In steps my IPhone, I was able to download, read, and forward the emails--contracts to my clients and go over them from a off site location.

The snowstorms have stopped but not without some exciting property showings.
We spent last Friday and Saturday showing property in a blizzard, our clients were from out of state and wanted to see winter. They got a big dose.

Today I get to show new clients property for the first time in Montrose Colorado. They are coming in from Montana and Relocating to Montrose.
The interesting thing about all this is the properties we will be viewing. They are all foreclosures and under $100,000 dollars.
