shift: Shift the buyer away from indecision - 12/27/09 06:09 AM
In the book "Shift", Gary covers the topic of getting the buyer to move forward. If they are "Able" "Ready" and Willing" he gives some tips about getting the contract signed and closed. Creating urgency can be difficult for those who are fence sitters. In a hot foreclosure market timing and pulling the trigger are so important. We are seeing a lot of offers on foreclousers that are actually making them a bidding war. We have worked with buyers that have a list of properties they will make an offer on. They really have the upper hand in this market. To … (4 comments)

shift: Shift the price, which direction and when. - 12/27/09 01:15 AM
This market has been so touchy concerning pricing. The book Shift gives information that will help to realize pricing stratigies ahead of the market.
It is becoming even more important in selling listings and helping buyers as we face daily changes in our comps because of foreclosure and short sales. The one thing that has also been interesting is bring in appraisers from outside our market and the affects they are haveing on deals closing.

shift: Shift the gear into the webzone - 12/22/09 05:55 AM
We have all tried so hard to understand how to market on the Internet. There is so much help out there. Even to the point of way overkill. Everyone wants a piece of the action and you can have so many web sites, 1 for each listing if desired, it can be daunting.
The key is we need the leads off the Internet and the shift has been how to capture them, and keep them coming back. I am learning so much from the contributions on AR. Content is the king, we must have something to offer and also be able … (2 comments)

shift: I'm living in the Shift - 12/21/09 05:28 AM
Well here we are the 21st and instead of reading the shift I am living the shift. We have already sat down to look at where we can cut back, how to better our position in marketing, prioritizing our lead capture and better utilizing our web presence. With all that said where are we at today in this interesting market?
We went out with a client this weekend and showed 17 properties, all different, a big shift from one to another, had some great conversation, and generally were able to educate them as well as ourselves. We watched the Shift from house … (4 comments)

shift: Here's a new Shift - 12/19/09 03:44 AM
There is a great blog about the change that Zillow is making in charging for listings to be posted. Please see   Zillow Unleashed... A Blizzard of Activity that Changes the Scoreboard Big Time! by Lola Audu.
This is a big SHIFT in how information is going to be passed along in the future. As agents we are constantly being encouraged to get up to speed in the internet, and how, when ,where and who to listen to. The vitural office articles, webinares, social media, facbook etc. a big Shift indeed for all of us, even more so if we are busy sellinf and … (2 comments)

shift: Illegal shift 5yard penalty - 12/18/09 02:20 AM
OK so I have the book and read the first few pages. It seems as though averages are the basis for sales. Where does the exception come in of just excellence rising to the top in an overcrowded business model?
I have a friend who was a major player on wall street. We continually discuss the economic outlook and he has a real grasp on world markets. He said something very intriguing to me. We are really just transactionists when you really get down to it. Who can get it done with the least pain and attract clientele through reputation.

shift: Shifting sand - 12/17/09 09:46 AM
So here we are looking to make the paradigm shift. Some say it has happened, some say they did the seminar, others the webinar. Some paid to shift some, some got paid to speak about the shift. Some ordered the tapes about shift, others the cd and videos about shift. Finally I went over to our local Keller Williams office and shifted for free. They had the book on the shelf, it never did shift, stayed where it was placed, didn't seem like anyone really knew about the shift and said here-take it, go shift.
So I shifted my stance put the book on the … (4 comments)

shift: I had to shift my position and fell out of bed. - 12/17/09 01:59 AM

This should be an interesting shift in how you look at the future in real estate.
Have to shift into the car and find the book. Can't sit still, shifting all over the place.
