Short sales used to be a good idea. I came from an area that utilized them extensively . . . for good cause. In the mid-90's down in Los Angeles we had the Northridge Quake. I had a town home there, and fortunately nothing happened -- it was well built, but directly across the street, the apartment complex pancaked! Short sales were necessary, and they WORKED! There was not bail-outs, or money from government, and it was not a wait and see deal. It was a "cut your loses" quick paced market. These short sales were not caused by Mother Nature, as we all know. I witnessed short sales that worked, and now I'm witnessing shorts that don't.
You're questions are logical, and need to be asked. Plus, a lot more, but you can get a good handle on how to proceed with the top 10 you're providing!
