Recently I've become involved with Habitat for Humanity in Fremont County Colorado. If you don't know about HFHI : click here http://www.geocities.com/fremonthfh/

Volunteers do most of the work on the houses as well as the home owners and future home owners. Homes are sold for no profit and no interest loans.

The Fremont Chapter recently received the gift of a house and a substantial amount of money. The house will be rehabilitated and brought up to code. New appliances, carpet, paint, front steps and walkway are all on order. But the house is in good shape over all. It's going to be a great place for somebody.

All this got me thinking. Let's face it:

  • We've all been in houses that could use A LOT of help.
  • We've all been in properties that we thought should be leveled
  • We've all been in properties that we know nobody is going to buy except for the land and utility values.

What do you think? Give me your suggestions:

  1. How can I convince property owners to donate their properties?
  2. How could I convince a bank to donate a property?
  3. How do we get already empty, abandon or traumatized property into the hands of folks who will appreciate them after rehab?

Hi Dena, congrats on your involvement with Habitat for Humanity.  It's a great organization with a great cause that as Realtors we can relate to in a special way.

Dena, I have not been involved with Habitat for Humanity, but have always heard great things about it.  But answer you question, I DON'T KNOW.  Just the answer you wanted right?  The only thing that I can think of is to talk to an accountant and see what the tax advantages would be for someone to do that.

Dena, OK,I'm always one for thinking outside the box and George's comment sparked an idea. How about working with some of the local organizations that provide or try to provide transitional housing for domestic violence victims trying to get back on their feet or for assisted living for individuals with developmental disabilities? Many people have disabled members who are capable of living on their own with just a little help or who don't need help with daily activities but just can't afford to move out. People could donate the homes to those organizations who already have systems in place for fund raising and they are the kind of organizations that corporate donors would then help get the homes remodeled if for no other reason than they need the good PR in the community.

Thanks Silvia, I'm just starting with the group and have a lot to learn.

George, I think you are on to something. I have 2 accountants in my networking group tomorrow. I'll see what I can find out.

Deb, Ya lost me, but I'm sure you are on to something. Type slower, I am blonde after all.
