I know this happens in new home communities when we register our buyers or train them well to let the other agent know they are working with a Realtor. Recently there was an agent who had set up an appointment to show a listing of mine. Her buyer had a death in the family and needed to reschedule. The agent had plans for the time her buyer was available and time was of the essence. I offered to show the house to her client at the time that was convenient for the buyer. The agent acted a little surprised, but grateful.
The bottom line for me was that I needed to get my listing sold and the 2 hours I spent was worth it. The buyer loved the home. I instructed her to call her agent and have her write an offer, which she did and we closed in 10 days. The other agent was not available to come to closing, but both parties were comfortable with me and the first time buyer was able to purchase her dream home.
It is all about providing good service for our clients. If you know anyone looking to buy or sell in the Birmingham or Shelby County area, please keep me in mind. I will go the extra mile to see that they get the service they deserve and need.
