West Springfield (VA) What Has Happened to Sales in Charlestown 2004-2008

Since we are still early in the 2009 real estate sales cycle, trying to predict whether this year will see an increase  or decrease in sales volume for the year seems premature.  It is also important to consider that not all neighborhoods or zip codes trend up or down at the same time. 

One of the neighborhoods that I track closely is Charlestown in West Springfield.  This week after showing multiple properties to a military family within an upcoming tour to the Pentagon I compiled the last five years of sales data for the neighborhood.  Since Charlestown has multiple floorplans from 2 BR/1.5 BA with 1100 SF to a 4 BR/2.5 BA 2500 SF model, the average sales price is only one piece of the puzzle.  Having owned and lived in the neighborhood for a number of years and knowing that it is a "hidden gem" in West Springfield I preview most of the properties that come up for sale for prospective buyers, keeping current on updates done to the homes for sale helping understand how to compare one home to another.

Prices in the Charlestown neighborhood are down from a high in 2004 but as of the end of 2008 had not reached 2004 levels.
