No Interior Photos, No Interest

I'm up late tonight imagining myself in another place, as usual.  Some of you who follow my posts know that I have been considering a move for a very long time.  It's obviously keeping me up at night!  I've gone back and forth with this idea many times.  

I like to keep track of different markets around the country.  And, tonight I even found a comparable home to my current one  - for $150,000 less and the traxes are $10,000 less annually.  Do the math!

AND, if I acted now - I could finance a new house for less money at an interest rate that is 1% less than my current mortgage.  Do the math again!

One day, I hope NOT to have a big mortgage payment and inflated property taxes.  But, until then I will be blogging away late at night from Poughkeepsie, N.Y. and watching the national market from sites like realtor.com. By the way, am I the only one who hates the NEW realtor.com?

Well, back to my imaginary home search.... 

I am actually amazed at how many Realtors do not have multiple pictures of their listings.  What's up with that?  How hard can it be?  I don't imagine that there are that many ugly homes homes out there.  I am certain that by the year 2009 most agents really DO get it!  I wonder if sellers might even be so unsuspecting.

You know what?  I skipped over all of those listings.  This is me talking as a potential buyer.  If a listing is not worth a photo, than it's not worth my time!

Buyers tell me that all the time, NO PHOTOS? Move on!  It translates to: Ugly House, Lazy Agent, or Foreclosure!  I would hate to be an innocent seller with a great home and one of the first two above...

Unless it is like my latest listing.  Tenants moving so no good pictures.  Plus the house sold in less than 1 day.  I will get pictures after the tenants move.  I don't want a naked listing.

Hi Carol... you are raise a good point!  I have several clients who would not waste their time if I could not e-mail them a copy of the listing with photos.  Happy hunting!

Sometimes the homes without pics can be jewels listed by lazy agents.  The benefit of these to you... not much competition because there are also many agents too lazy to go preview that house to confirm that it IS A BARGAIN.

Multiple photos definitely helps to get buyers in the door.  I am amazed how many agents don't use them and how many use really bad photos.

I think there are plenty of places that just don't support a lot of good pictures.  Doesn't make 'em "bad" houses - just unphotogenic ones.  I've always been of the mind that the only pictures that should be online are the ones that make you want to buy the house when you see them.  Buyers are searching through hundreds of listings online looking for reasons NOT to pursue a property - why hand it to them on a platter?

Carol, this is interesting from my perspective.  It seems that the fewer the pictures there are online of the home-----the longer the report is going to be:)  But then they get a lot of pictures.

Carol, a lot of times the local MLS has a great public site.  I've been keeping an eye on Houston and HAR has an amazing publc site.
