60 Minutes story on Realtor Commissions

By
Real Estate Agent with Stu Barnes Real Estate

This past weekend 60 Minutes aired a story called "Chipping away At Realtor's 6 Percent".  I will not comment on commissions; what they were, what they are now or what "some" agencies charge, but what I will comment on is the number one thing property owners do not understand unless they are sat down and told face to face.  Commissions in Real Estate are earned from Contract to Close.  Almost every transaction I have had whether I was the listing agent or the buyer's agent had more that one issue come up and was either negotiated or the deal went flat, but in all cases, my clients were protected and if the deal fell through....it was in their best interests.  Without a licensed agent, these people might have had a very bad experience.  The 60 Minutes story highlights an Internet company that handles transactions over the phone without even seeing the house in person.  That screams the words liability, disclosure, material facts, or  this county requires that addendum?  You can't just have someone draw up some paperwork and say there you go, good luck with the transaction, especially if they don't know the area.  There are way too many factors that come into play when pricing/analyzing a home than just comps retrieved from a county website, which is what happens all the time, but those comps are not accurate for a number of reasons.

The fact is, the Real Estate Business requires and person to converse with face to face and walk you through a transaction.  It is not like selling vacations, books or stocks....just to name a few businesses the Internet does compete well in.....this is a business with a lot of if, ands or buts.  Home owners will of course make their own decisions and learn from their mistakes or triumphs, but I know as a Real Estate Professional, that we are licensed for a reason, we have continuing education for a reason and we have a Commission/Board  that protects the very people we serve for a reason....to provide the best service to the public.    That of course is just my opinion....I would love to hear yours.

What I found disturbing was the total lack of fairness in the piece.  What about people who used Redfin and weren't that satisfied?  Why didn't they want to speak to the head of the NAR when they were more than willing to be interviewed?  E-realty actually sold their internet software to Prudential. We use a version of it to provide MLS access. What about the cost of maintaining the MLS?   -Charles

Amen!  Not counting how many deals you worked form contract to close and didn't close.

All valid points but you are talking to the wrong audience. The fact is you have one of the biggest lobbys in the world and instead of MAKING that exact point to consumers it spent its time paying off congress to pass laws that among other things makes it hard for discounts on commisions (if someone wants to...). So please don't blame CBS...the suck...we all know 60 minutes has gone down the toliet of sensationalizing anything that it feels its audience wants to hear. Guess what...consumers are a bit miffed and they WANT to hear you guys are all crooks!

A couple points of what I WOULD have done if I were NAR...

Stop throwing dollars at congress to block discounters and put out a massive consumer campaign about how to select a good agent, what the %#% are we suppose to ask to find one, and the value they bring.

Raise standards for new agents. Training...whatever...I am NO EXPERT, but it seems 1 out of 2 people today is a real estate agent. You flooded your own market

BE FREAKIN HONEST about housing. Housing is a complex investment. Did you hear the chief NAR economist SHAMELESSLY pump housing the last 4 years. Housing never goes down (lie), Did you miss the housing rise?, and on and on.... I AM A HOUSING INVESTOR! I LOVE BUYING HOUSES! This guy Lerah or whatever his name was was over the top. Read his comments when he quit. He admits pumping the whole thing cause thats what NAR wanted. What do you think all of those suckers in over their heads think of you all now!

Finally STOP preditor practices against societies 'weak'! Okay not everybody, but many agents have been in on the game...helping 'make the loan' to an idiot who had no clue...pushing the appraiser...pushing the client. POLICE YOUR OWN PLEASE!

Okay you will probably delete me like many other bloggers here do since I don't follow the rest of the sheep here, but bottom line here is that NAR did all of you a huge dis-service and now you start to pay the price. The 60 min thing was NOT about Redfin, NOT about commisions, not about much at all except RATINGS and you all are now in such ill respect the public is dying to hear anything bad about you to confirm that SOMEONE MUST BE RESPONSIBLE FOR THIS HOUSING MESS!

Wow...I feel better...

WOW - I wish I would've seen the program!

I fully agree that some items can be sold - well - over the internet.  Real Estate is NOT one of them!

God I hate that! These damn media people that are way over paid, trying to state that no one else is worth what they charge. A few months back this stupid reporter was on The Today show and told people to not pay an origination fee to your loan officer, and not pay a processing fee. I don't work for free either. If someone wants a no fee loan...that's great. I can do that....but do they really think I am working for free...do they really think the bank is working for free...some do...

Good Job, Stu.

Contract to Close, not to mention pre-contract.  And post-close, which I know you service.
