February statistics are in for the Triangle area (see the graph below for the cities included in graphs showings).

Let's start off by looking at the showings that took place last month. 

To get any real estate market jumping there at least needs to be buyers out looking at homes right?  

You’ll see in the graph to the left that showings dropped for the month of February this year over last – sadly a 33% drop.  Not encouraging news but there were still 54,336 showings logged in according to our CSS (Centralized Showing Service).

Below the graph will break down just where those showings were by city.  Raleigh still leads the pack but remember “Raleigh” refers to a large area of homes for sale here.  It covers from the Swift Creek area to N. Raleigh all the way up to Wake Forest. 

But the question remains did any of those showings actually result in homes selling?  Let's look at the numbers for Wake County as reported in our Triangle Multiple Lisitng service.  There the answer is yes but not even close to last year’s numbers as you’ll see from my chart below. 

Next let's take a look at the complete breakdown of what was sold here in Wake County for February (including sales not reported in the TMLS report).  The chart below is courtesy of Stacey Anfindson - T.A.R.R Report. 

Compare these facts with January’s market trends and our market is really getting off to a slow start this year.

So there you have it – the not so great news coming out of the Raleigh Real Estate market for February.  But hope runs eternal and as our spring market starts to gear up I’m confident that the March numbers will show a marked improvement.
