When Property Flippers Go Bad !!

I read about this in our local newspaper, the Charlotte Observer.

The Case of the Property Flipper

A common form of property fraud is a scheme called, "Illegal Property-flipping Scheme". Get this:

Example:

A person posing as a property flipper legally buys a property for $30,000.

The flipper has the property appraised (fraudulently) for $90,000.

The flipper then sells the property for the inflated value of $90,000 to a "straw" buyer (this is an accomplice).

Using the fraudulent appraisal and purchase papers, the accomplice obtains an 80% loan of $72,000. The profit is $42,000.

The home ends up in foreclosure and the bank is left with a $72,000 mortgage on a property only worth $30,000. It's left with a "bad loan" of $42,000.

If the loan is FHA- the government absorbs the loss.

 

UNBELIEVABLE!!

This is the first I'm hearing of this.

Good, decent people are having a hard enough time obtaining a loan or keeping their homes.

Then, we have scum like this who don't care about the next guy. Don't they realize what they're doing is hurting all of us? Or do they just not care?!

I'm a strong believer in Karma.

I know they will get what's coming to them!

And I can't wait!

Hey Tony, I have heard of these types of scams -they never seem to run out of illegal ways to make money, do they? It's terrible.

I know there are lots of weird things that go on through Craig's List too. I have had some really weird stuff when I was renting some of my houses.

I do not know where it all goes but it is odd. A person will post a sale ad on Craig's or a rental listing, and then get Emails asking for the specifics, that were plainly in the ad.

Another scam, that happened to a guy I knew through Craig's, involved a car. He sold the car for some price. We will say 5k.

The buyer was "overseas", a corp exec, and moving to the US. The seller was sent a check for more like 7k. He called the buyer told him his company bookkepper had sent too much. The buyer told him to just put through the corporate check, and write a check back for 2K, not to worry. The seller did so and, shock of shocks, the corporate check bounced when it got back oversees but it took it longer to go through than the seller's check. Basically, car never left seller's hands but he lost 2K.

These types of scammers come out of the dirt every time there is a down market. We had them in Texas back in the late 1970s and early 1980s, and they were out here in the late 1980s and early 1990s. There will always be someone out there taking advantage of anything and everything.
