It is timely to bring this topic up again since our home selling season is on its way. Selling a home is nothing more than presenting the home in the right energy to invoke your buyers' emotions. You want to capitalize on the energy going up, up and up. Your home is immaculate. Your staging is exceptional. Your pricing is attractive.

Sellers: Think about this. Energy in your home while the buyers walk through it.

When that happens, the ENERGY is up. While driving through theneighborhood, cars are parked everywhere. The grass is brown because of spring hasn't fully kicked in yet. The ENERGY goes down a little. As your Buyer's agent reach for the lockbox, you noticed the front door is squeeky clean and the curb appeal is inviting. Your ENERGY is back up again. Your anticipation of what's more to come is building. The ENERGY is going up and up.

As you open the front door, the house is bright and breezy. Your ENERGY goes up. But then, you smell what the seller had for dinner last night because the scent lingered on. It's not quite what you like. Too much spices for your taste. Your energy goes down a little, but overall it's still pretty up. As you walk towards the family room, you see the beautiful hardwood floors. The warm colored walls. Your energy is up again.

Then you take a tour of master bedroom, the bed is made. The comforter set looks luxurious. The room size is huge. The windows are huge. Your energy has just surged up. Then you smell the pet odor, the pet hair and dust on the dresser. You look down, the pet probably stained the carpet. Your energy dropped a little. You opened the closets to check out the size. Things start to fall down on you. It is a complete chaos. You spent the next 10 minutes trying to get the closet back in place. Your energy drops way down.

You went to check out the backyard. It is huge with lots of potential for you and your family. Your energy just went back up a little. Then you saw doggie waste all over the yard. Ahhhhh.... your energy just went back down again.

Send the right energy in your home for a pending offer

Showcase your house with energy going up, up and up. In order to receive that offer that you want, your buyer's emotions must stay Up, Up and Up. That's the way your offer will come in. Up instead of down.

Hi Loreena, this is an interesting concept. It reminds me on the talking heads shows with the audience with their interest meters in what a candidate says during a debate or speech. It is true though, that we are adding all the positives and negatives as we assess a property and net it out compared to the competition. Very creative. Put your home always in the best UP position.

I have had buyer turn around and walk out of homes that reeked of cooking spices.  Old curry isn't very pleasant.

Not only the house should be in order for the energy to flow upward, but the Realtor needs to be energy motivating too.

You are right about advising sellers to "...home is immaculate. ... staging is exceptional. ...pricing is attractive" and as far as having the doggie having a good time in the yard... ONCE I HAD 2 little puppies went #2 in the pee pee pads the owner left for them in the bathroom while I was hosting an open house in Manhattan Co-Op. I WAS DEVASTED!

I really like the way you phrase it "energy up" and "energy down."  It is a very vivid description of the process and a good way to describe the up and down feeling the buyer experiences.
