Christopher and Stephanie - I miss those old corner bars in Philadelphia.  Never lived in another city that has them quite like that.  My favorite haunt was Dirty Frank's down on 13th Street.  What a great "local" to spend a night out in.

My best outlook is the cities are going to continue to rebuild. The government whats this to happen.

It is better environmentally, energy consumption, water quality etc.

There are no incentives to build in the suburbs.

Matt - Wow, "Dirty Franks" does bring back some memories !  LOL, I hear you, Philly does have some great spots. 

Donna - The finishings at 1111 Mount Vernon are just stunning and the prices are even better !  It is great to see all the activity in this area.

Richard - That makes sense.  Based on your comment, I am glad we specialize within the city !!!

Christopher and Stephanie - Yeah I loved that spot.  Let's see what else I can pull out of my memory - McGlinchy's, Nick's, and the Midtown.  Of course, I used to work at Fingers, Wings, and Other Things (the 40th Street location, but spent a lot of time at the South Street and Villanova locations too).  And of course, I used to live right near Reading Terminal and The Trocadero, so those were favorite lunch and concert spots.  I guess I do miss the city somedays.  Love reading your blog for that reason alone - its a taste of home.

Matt - You bring up some great destinations, especially the Trocadero.  That is still alive and well !  There has been a lot of great changes but a lot of the coolness is still intact for sure !

I was walking through this area today and I couldn't believe how much was going on!  The empty lots are filling up and there's still some renovation happening.
