Although I have not used a Pygmy to inspect my owls I am usually a listing agent and I advise ALL buyers to get a professional Home Inspection. If it develops that the seller has to do some unplanned repairs that is part of the full disclosure process and my sellers have usually gone along.
I had one seller of an older home who got a copy of the inspection report at the house as the inspector finished. By the time the buyer submitted his BINSR for 8 items, all 31 items noted by the inspector had been corrected. My seller was very proud to turn the house over in its best condition possible. Graet seller.
