The Sandy Springs area inside 285  didn't have much activity in February the past two years so it's tough to really say much about the averages.   There is also a very wide range of prices.  The average price fluctuates a lot depending  on how many $500,000 homes vs. the number of $million plus homes selling in a particular month.

This is one of the most expensive housing areas in the Atlanta area.  Many small ranch homes from the 60s are being replaced with homes that are well above one million dollars.  From that alone, one would expect the average price to be creeping up over the years.

This is the area my office is in.  Many homes are taking a long time to sell.  Many who don't really have to sell have taken their homes off the market.  Even if sales start to pick up, there will be a lot of sellers ready to add their homes to the inventory. 

The numbers below are for single family detached homes in FMLS area 132. Links to stats for other areas are at the bottom of the page.

Year over year, total transactions increased from 4 to 9 (+125%)

Year over year, average sales price decreased from $2,030,282 to $761,133 (-62%)
