You don’t have to take every listing from a homeowner that calls you. Due to the fact that numerous lenders are willing to waive a deficiency judgment if the homeowner has attempted to sell the property for 90 days especially FHA through their Preforeclosure Sales Program homeowners will put their homes on the market, drag their feet, and waste your time.

Check the true motivation behind the desire to sell the property. I have been stiffed twice in the past six months for the same reason.
